I was noodling around this morning on RCI and up popped a Lahaina Inn. I didn't even know it existed. It's a 1BR (guaranteed beachfront according to the lady at the resort) and it's Memorial week 2022.

I check reviews but they are pretty old. My wife and I love the area and we don't care about the stairs.

Did I find a hidden gem or is to be avoided?

We stayed at Lahaina several years ago, but our 2bedroom unit was across the road from the main part of the resort. We were less than impressed. The unit was small and the furniture was uncomfortable. The one good thing was that we were the only ones to use the pool beside the units. Everyone else frequented the main pool or the beach, which was beautiful. I think the beachside units would be much nicer.

I wrote a review at the time, but don’t even know if it still shows up on the review boards. Maybe you could also check on Trip Advisor?

It depends. The devil is in the details at this property. I'm somewhat familiar with the place; we own and use a few weeks in that area. Lahaina Inn office is right on Estero Blvd in Fort Myers Beach. There are numerous detached buildings on the Gulf side of Estero Blvd, literally situated right on the beach. I would not hesitate to stay in any one of them.

BUT...... there are also six other (small, 2BR, iirc) units that are on the other side of the road, practically sitting right on Estero Blvd.
Those six units are #42-47. Personally, I would not want to spend a week in any of those six units,, poorly situated and much too close to the road (Estero Blvd. is often quite busy and noisy with a continuous traffic flow).

We haven't "exchanged" in years, so I don't know if you are able to learn in advance the specific unit you would be occupying.
If so, I'd "pass" if it is one of the aforementioned six units on the non-Gulf side of Estero Blvd., sitting right on the busy road. YMMV.

In that case, I'd go for it. The beachfront buildings are wooden, on "stilts" of sorts, with stairs. Can't speak to the interior or furnishings, but you certainly can't beat "toes in the sand" right at the bottom of your unit. Enjoy!

I just did some basic math and the percentage of my TPU used and the RCI exchange fee come to roughly $750-800 for this exchange. During this particular season (week 22), units rent for $880. So, I'm pinning myself to a specific week that I could rent whenever. Winter weeks rent for $1500-1800.

If you're interested it should be available soon.

Rarely will the "house" actually have winter weeks available for rent at Lahaina Inn. Demand far exceeds supply on FMB in the winter months and, AFAIK, all ownerships at Lahaina Inn are deeded fixed weeks. Winter week owners either occupy their units or rent out without any "house" involvement (although there may be occasional exceptions where an owner has the "house" handle their rental).

In any event, I hope that you get there someday and enjoy it --- but I'd strongly recommend not accepting Units #42-47.

I don't worry about winter weeks. I'm not a snowbird. My homes are in warm (Carlsbad) and really warm (Tampa). We prefer to travel off season.

I was here in May 2018. There were termites all over at night. The management said they were aware but May was a bad month. We could not use lights at night or they started flying. I would never stay there again.

We just finished a stay at Tortuga on Sanibel and drove over here one day because we were curious. Cool old place right on the sand. It's the white, powdery sand that feels so good in Florida. There was an owner sitting under an umbrella so I chatted him up a bit. He enjoys his ownership. It's a bit worn and dated but you can't beat the location. HGV also has a property near so I might try that instead.
