Ok, call us crazy ... our journey to 1 million HH points via HGV Owner Updates ...

Stopped by the Concierge desk at The Quin - the gentleman from a previous visit who didn’t lift the phone to authorize more HH points wasn’t there. Instead a nice friendly woman gave me the discount card and asked me to attend an OU. I said… “I won’t do it for anything less than 150K HH points. She said, “Oh don’t worry, I give you a great offer”

Instead she said 140K, BUT… she picked up her phone and got a confirmation of 150K.

This November, Cabo Azul (CA) and The Quin (TQ) gave me a total of 300,000 HH! AND, a running total for 2025 of 810K!

I met a couple in TQ lounge, and asked if they were offered a meeting. “Oh no, we don’t go to those, we can’t afford it” they both sang out in unison.
We agreed to one at the Quin for 150K last spring, but wound up getting 160K because the system was set up with only intervals of 20K. Or maybe it was operator error.

I was offered a package 1901/1802 week 34 - a Gold week - but also the start of the U.S. Open. When he couldn’t close that sale he tried to move me up in points at TQ.

I don’t feel bad, my SA lives in the One57 on the 40th floor. Housing paid by Hilton! Plus, he has seen more shows than @Denise L

OE OU very interesting. 100k HH already in account as we sat there. The rep was VIP special cases and was well informed. Took us to the very back corner office 4th floor OE. Still didn’t see all that we owned on the GPR side but did see we had multiple HGVC accounts. We talked general finance/investments for 15 mins. Then he basically wanted to know why we were there after attending an OU at OO the day before. My DW said it was for the 100k HH points of course. She went right for the jugular 😂🤣. I was so proud of her.

He asked if any HGV rep ever told us that we could upgrade all our HGVC to Max Premier + with any kind of developer purchase as long as it was done within six months since we upgraded to EP with our HGVC resale CL purchases. He said no where in our notes does it say we were offered this as of our CL six month anniversary. He said HGV was “legally” obligated to honor this opportunity even though our six months was up while we were at OO. He said the rep at OO should have told us. So I asked if he had any District bHC deeds to sell me as I wasn’t interested in MAX, NY, FL nor HI because of maint fee high costs. They had nothing in DC … all sold out. Told him there were dozens of people offering silver and gold season District bHC for free on TUG but I didn’t want those either as MF costs too high. He kept saying it didn’t matter if we bought anything from him today or not, but he did try to sell us NY bHC to get into DC but we said not interested as NY MF keep going higher and higher. Basically meeting over as we were beyond the 60 mins and DW was ready for her pound of my shin flesh. Interesting approach.

Onward and upward. We should be at our 1 million HH by now but we will seal that deal when we hit MarBrisa next week. And I may stroll by an HGV kiosk in Kauai when we are there in December if I can get it past the DW. Wouldn’t mind touring P@P to see how the renovations are going. We aren’t staying at an HGV property … doing Pahio/Wyndham Shearwater and Marriott Kauai Lagoons.

Just take it all in stride. If I was already up to Centum level points I may have gone further for more information and had them lay out a contract specifying the details to see if he was lying. Maybe laid out a NY bHC negotiated as low as I could get them to see if they tried the $25k min $$ or not. Maybe would have stuck with Legacy deeds as I refused to consider or do any trust points contracts … and then see how they handled the Max Centum part of it. And to see if they really would have washed all my previous resale deeds and RTU’s. And to see if they would have granted us any equity from any of our previous ownerships. This wasn’t just one of the lower tier sales weasels lying their way with a newbie. This guy was elevated status on assignment.

Still not PNG royalty yet. Like shooting fish in a barrel here. I’ve already received three phone calls from MarBrisa about our stay starting tomorrow and they already offered 100k so maybe we can get it up from that. @Passepartout is gonna have to buy me a drink the way this is going.

What is going on? Can’t they see that you are not buying? Just get em through the door, I guess. You would think after awhile they would not placate you.

With that being said, what you are doing is amazing. Taking advantage of the situation is the right thing to do. I have been living vicariously through your posts!

Sounds like somehow he's got HGVC pulling a Wyndham. I imagine the reason I don't get asked is I never bought retail. Wyndham doesn't care lol. On the other hand I have a use for Honors points, not so much Wyhdam Rewards.

I've wondered the same thing about us and Marriott. Every time we go to a resort, they ask us for an owner update. We have never bought direct and are 100% resale. Doesn't matter if it is a Marriott or Vistana property, they ask us and we attend. Over 75 of these things so far. Not nearly as many points as reported here because Marriott doesn't hand them out at the rate of 150K per update, most we've been offered is 45K in Bonvoy. I've never really negotiated much with Marriott but often do with Wyndham, another company that asks us every time. Sometimes just days apart.

MarBrisa 150k HH points in the bank.

Oh boy, this time we got an “experienced” sales rep who didn’t know how to listen. “We needed Max” for all the premier+ benefits. NO, we are HGVC Legacy EP and we get all the benefits and more. Plus we get DEX EU. All fell on deaf ears. She had to list all the benefits like we were idiots. So I took her paper and listed all the EP benefits next to her list. “Blah blah blah Max Max Max.”

So I finally told her very slowly and clearly that we DON’T want the Trust nor Max but would consider an HGVC District bHC deed if she had one. She has to go check. Comes back and not a word about District or bHC … “You need to consolidate all your GPR deeds (including MarBrisa) in order to only pay one maintenance fee bill and a lower maintenance fee.” She offered to give us full equity in our three remaining GPR deeds (even though two are resale) and buy into a MarBrisa Platinum 3BR deed in the new premium Building 67. It’s only $8 per point (with a big discount) so that would cost us $162k+, with less HGVC points than our three remaining deeds … but hey “you would save on lower maintenance fees because you know your maintenance fees are really high at CSP & GPP.” “And everything is Max so you would get that too”

She wanted to bring us a proposal but we were past the 60 mins so I did all the calculations right there on the spot for platinum, gold and silver season deeds along with the equity calculations and said we weren’t even close, we’re done, NO, thank you. She finally brought us to gifting for the VIP points pitch.

I don’t mind a good sales meeting, good discussion and to learn a thing or two. The only thing we learned was how she didn’t listen and how ridiculously priced HGVC MarBrisa’s “premium” retail product is. Who buys this stuff at these prices?🤷

You know, if they really want us to consider that offer seriously then they need to upgrade and put us into the premium building 67 on our next MarBrisa stay and give us 200k HH incentive points … just practicing for the next pitch they throw our way unless we finally win PNG royalty status. 🙄

Building 67 is nice, but not $162k nice. Maybe you should buy these deeds so they can offer you an upgrade when they add the next new best building. How close are you to 1M?

I think I’d rather pay $5,000 for the 1M points than go through all the mental gymnastics you’ve gone through.

I heard from others who have stayed in Building 67 that it is nice. Permits for the next building to be issued before the end of 2025. Groundbreaking toward end of 2026. Now that I think of it maybe we should have asked to actually see the model in building 67. But that would have taken more time with this silliness.

we did a MarBrisa OU back in March and they pitched the Building 67 HARD. We own already at MarBrisa, so they were fishing for what to offer us. He never gave a real offer, but pricing in the ~$8/pt range is just silly. I want to say that is about what they offered us. To my view, HGVC has jacked the pricing up the last couple years. I guess they are getting enough takers at the higher prices to justify it, though I'm surprised the Demand Curve isn't more punitive on these increased prices.

Would have loved to see the sales person's reaction to your side by side comparison of the benefits of your current level v their proposed one. Nothing like actual facts to burst bubbles.

oh, and nicely done on the 150K HH points!

P@P is HVC (former Diamond), and there is lots of info searchable in that sub-forum, including site maps. I will say that we are in a renovated unit, and they did a nice job. We are owners, and requested building 9.

Can you share photos of the renovated room? Last time we were at P@P a few years ago the room needed a full reno with many items breaking, cabinets worn, and tiles cracked so it was sad. So we decided we will not return until reno complete.

That has zero chance of happening. She enjoys the fruits of my vacation planning skills and has no interest in rocking the boat. Plus she's full PNG too!

One of the strange aspects of the 3BR I had in Bldg 67 was the fact that they only have two chairs and a small table on the balcony. Fortunate for me, there were only two of us there for most of the week I had it. My son was only able to stay two nights, so it gave me an the other guy plenty of room. I had another 1BR that our 4th was staying in and he had a cold for most of the week, so I was glad he had his own room and we stayed healthy. Honestly, if the bedding/building combo's of the other 3BR's work for you, I'm not sure I'd use the extra points just to check it out.
 
I have one question for JohnnyO, which do you prefer morning or evening timeshare tours?
