Oceana Palms viewing experience

While at Ocean Pointe, my friend and I walked to Oceana Palms (1.1 mile from Kingfish) and got to see the model unit without sitting through a sales presentation. A salesman had to accompany us (this was fair) and told me that 25% was sold as weeks and the rest as points therefore; he conjectures that most people spending $30,000 (his off the top number) would not want to exchange their "week". So the ability to exchange into Oceana Palms would be difficult if not impossible.

I think I've seen Oceana Palms available on II; I'd like to hear what others think of this.

A couple pluses for me about this resort were the views were all great because the rooms are above the garage and start at the 9th? floor. The balconies are large and it has an upscale decor that appeals to my design aesthetic. It actually had more of a hotel feel than a timeshare. The actual room sizes felt smaller than a typical timeshare. But, I LOVED the master bath shower with dual shower heads and a hand-held. Much improved over the tub turned into a towel/wet bathing suit holder.

The newer building is supposed to be occupied starting in March. The sales center was very busy on a Saturday.

I like your assessment of the property!

If 25% were sold as weeks, then 75% would be available as DC Points. Note that only the front building contains units which are considered Oceanfront Views. The new rear building will be Oceanview only.

Is the newer building available in March of 2012 or March of 2013 ?

I think he said March 2012. I could be wrong but that was my recall of the conversation. Now I didn't probe (sorry) but maybe only part of the building will be complete. The back building's architecture is such that the building widens so the balconies will have views of the water. It was smartly designed to avoid us all whining about not getting a water view.

It is scheduled for March 2013. All of the ocean view rooms in the current tower have great views, but I doubt that this will be true in the new tower. I look forward to at least one more visit prior to the new tower opening, and hope that week owners have priority for the original tower OV units.

From looking at Jerseyfinn's photos, it still looks like a big gray concrete structure. No way it is 2012. He mentioned in his post that the next year would be spent completing the interior work.

You're probably right; the sales people talk so fast and I only listen for answers to what my questions are that I probably missed that.

But back to my original question about his premise that weeks owners won't be able to trade into Oceana Palms. . . what say ye?

Somebody must trade their weeks. I exchanged Frenchman's Cove for Oceana Palms Thanksgiving week. The trade came through overnight the first day. It seemed to me that the smaller square footage was mostly due to the lack of the jacuzzi tub. I agree, I much prefer the amazing shower, but I have a jacuzzi at home that I never use either. If I didn't have one, it might be a nice luxury in a vacation accommodation, however.

I have seen Oceana Palms on II for exchange. Not many but I still see them from time to time.

There are plenty of weeks sitting out on II right now. So that premise is false.

I own a gold week at Oceana Palms. Here are my thoughts regarding II availability.

1. Owners of platinum weeks are much more likely to deposit their weeks for DC points than gold owners. Gold owners receive minimal points, fewer than silver weeks at Ocean Pointe. I will never redeem my Oceana Palms weeks for DC points at the current value. I believe platinum week owners would more likely redeem for DC points than trade through II.
2. Due to the high MF, I doubt that many owners will exchange through II. I will always use or rent my Oceana Palms week. It is also our favorite resort.
3. I believe that most II available weeks will come from DC inventory deposits into 'exchange' inventory. In order for DC trust owners to have access to non-turst inventory, MVC has to deposit trust inventory. Availability will likely increase when the new tower is completed because the number of units will almost double.
I would expect good II availability except for prime season.
4. Oceana Palms is a showcase resort for the new DC program. Therefore, travel packages also absorb much of the unused inventory.
