NYC 3/4/ or 7 nights which is better to rent?

I have extra RHC points for next year that I have to use or lose it (already rolled over all of 2008 points) so I was thinking of trying to get a resort in NYC since I thought it would be a good one to try and rent.

My question is it better to book 3, 4 or 7 nights at the resort and which months are the best months to get?

I was thinking summer when everyone is off school but I can't remember what the weather is like during that time?

Any suggestions or any other locations that you would suggest?

Although it is hot in August, the last week and the first of Sept is when kids and families head back to college in the city and the US open tennis is played. July 4 is good too. I think Sept is tgood too as the weather is nicer. Really, there is no bad time. I have had good luck with the 3-4 day stays. A 7day stay for rent is almost cost prohibitive at over $2,000 for the week. It seems less painful to quote a 3-4 day stay ar around a grand or so. I think that most folks do not spend a whole week in NYC- it is so very costly to do so. Just my thoughts. Points required range from around 10,000 to about 17,000 depending on size of unit and whether it is 3 or 4 days. I would shoot for the weekends, too.
 
If you want guaranteed rental, I would think an weekend between Thanksgiving and middle of Dec would be the easiest.
