We have owned a 2 BR timeshare at North Pier Ocean Villas for 30 years. It has been a good timeshare and we used it a lot when the kids were little and we had family reunions there, and later we traded it in.
Over the years, the quality of this timeshare has gone downhill. It bothered me lately that there has not been any update on furniture for a very long time. Earlier this year, we were notified that we could not deposit our week for an exchange which is what we have been doing. When I called the resort, they claimed it was because of one bad review. Then the hurricane came and did significant roof damage on one section of the timeshare (not our section).
We paid an additional $100 maintenance fee a month ago. Today we received another letter with a choice to either pay an additional $400 maintenance fee for damages or we could choose not to pay.
I'd really like to sell this timeshare. It's a fantastic beach town and we've enjoyed going there, but with these recent damages and our lifestyle changes, it's just not practical for us anymore.
Any advice?

what happens if you decide to not pay the 400 maintenance fee..?? that place has been in decline for a while now and with all the storms and lack of proper maintenance it might be time to let her go..

Based on your comment on quality and not being able to deposit and exchange, there is probably no value to the timeshare and it's unlikely you can even give it away. You might check with the resort to see if they will take a deed back, if not just tell them you are done and not paying any more. At any rate, I wouldn't even try to sell it, tho I am sure there are con artists out there that will tell you they can get you big bucks for it. They will ask for an upfront fee to sell it and that's a sure scam - if you send them money you will never hear from them again unless they think they can scam you twice.

Just a thought that if you could buy up the 52 weeks that make up one unit, you may be able to live in that unit for year after year until the whole building is foreclosed on abd you could own all of the units in that building for under $100,000. Is there a way that you can research as to which building and unit have the most delinquent units and buy that unit(s). Maybe I have drinken too much wine!! Burp! Patrick
