Newport Coast property tax bills?

Hello there,

I am a new owner of a resale week that closed 8 months or so ago. I did get the annual maintenance bill from Marriott which I of course paid last year -- however I did not see anything on the invoice for property taxes. Are those mailed out seperately or do I have to call somewhere and update the ownership information?

Any help would be great. Thanks!

Tax bills sent out directly from the Tax collector

Marriott Maintenance Fee does not cover property taxes. Your recorded deed has you return mailing address and a tax bill should have been sent out to the record holder of title as of July 1 2011. If that was not you, then you should get no bill. If your deed recorded before July 1, 2011 then you should have received it.

Bottom line, contact the Orange County tax collector with your deed description and pay the tax bill and stop delinquent charges. Your purchased through some escrow company, so you might contact them next after you determine if taxes
were not paid and you have not all ready determined why.

In California, property taxes are always billed separately. One of the big issues with some of these unqualified closing agents is that they often fail to check for unpaid taxes, and to notify the county of the ownership change.

Without knowing your closing agent it is anyone's guess.. For California timeshares, a quality closing agent is absolutely vital. There have been cases where a new owner just assumes that taxes are included in the maintenance fee bill (because their other timeshares do so) and never realizes there is an issue until the county auctions the interval for unpaid taxes.

It is situations like these that really frustrate me when I see posters recommending closing agents who are neither familiar with the resort or licensed in the state where the property is located.

Contact the county yourself and ask what needs to be done. Good luck!
