Newport Coast Options

I am looking for additional information about Newport Coast. Is it true the units are only 2 bedroom (no lock-off or 1 bedroom options)? I frequently vacation in Southern CA, and I really want this location, but since there are only 2 of us, a 2 BR unit would be overkill. (I read a note on another website that "implied" Marriott would be making changes here and adding other unit types. Has anyone heard anything about this?)

Does anyone know any more information about Newport Coast? Does anyone know the current Marriott sales price? (I will look at resales also!)

I will be staying there last week of Ausgust for the first time. I know for sure there are only 2 BR Units. I also know they are still under construction/renovation.

Newport Coast is and will have only 2 bd units. They are beautiful. The resort is about 65% completed and the new units will almost all have great views.

Owners get first pick of view vs no view units, so being an owner there is a great advantage.

The resale price I remember were about 13k & 20K for Gold and Platinum, but I just looked and there are currently ads on TUG asking 11K and 18K for these units.

I agree with Bill. They will not be building lockoffs so don't hold your breath on that. Parking is an issue with no lockoffs.

If money isn't an issue you could consider Four Seasons Aviara in Carlsbad. (it has lockoffs)

Other more reasonable timeshares to consider are Wave Crest in Del Mar, Tamarack Beach Resort in Carlsbad, Carlsbad Inn Beach Resort, Villa L'Auberge in Del Mar, Capistrano Surfside Inn & Carlsbad Seapointe Resort. Most of these offer studios, 1 & 2 bedroom units but are further south than Newport.

The last I heard the Marriott price was about $28K but you could buy a resale platinum week for $17,500-18,000.

We like the 2BR as we often have friends/family from SoCal join us when at NCV. Since we only direct exchange or rent, locking off isn't that big of an issue, and the area commands a premium price anyway. My experience from renting is that SoCal (especially this area) is a huge family destination area, so most folks are looking for 2BR condos anyway.

As mentioned, NCV will build-out as 2BR non-lockoff, but the units aren't huge (around 1200 sq ft) so it's not really overkill.

Most recent developer pricing I have is 25.4/gold and 28.5/platinum, but that information is 8 months old and I recall there being a price increase in January. Platinum+ was 38.5 IIRC. As a point of reference, in late 2003, pricing ws 21.5/gold and 25.4/platinum.

Be aware July and August are platinum magnet months (and PLT+ is July 4 fixed); Easter generally is the magnet in gold season.

Resales of platinum intervals are running in the high teens (on eBay) with gold season in the 12-13K range by my perusal. NCV units do have ROFR. I have also seen EOY intervals, mainly in gold season.

If you have friends/family who were brought up with any kind of manners :D they will be more than happy to offset some of your costs (i.e. pick up the cost of Disneyland tickets or other attractions, dinners out, car (or a van) rentals or plane tickets, etc.). People who would never want to own a TS are usually amenable to this type of arrangement.

And, provided you genuinely like the people you're travelling with, it can be fun to have a larger group--NCV does sleep 8.

Very true, but I often spend my entire days at the resort, while my wife goes out with her friends. I use such time to decompress; no where I have to go and nothing I have to do. It's very restful.

I've only been in a couple masters/lockoffs, but I found them a bit too cramped for my taste. We live in a rambling ranch home, so I like to have the same feeling of space. Hotel rooms...those I only eat and sleep in, along with a little drinking :)
