Newbie Needs HELP! [HGVC Developer Purchase]

Hi, my fiance and I are brand new HGVC owners as of yesterday and now, after spending some time online doing research, we are having some buyers remorse! We would greatly appreciate it if any veteran owners could help us with some questions to let us know whether we made the right choice or if we need to rescind ASAP!

First of all, we both like the vacation ownership model and believe that it is something we'd like to do. We also generally like what Hilton has to offer. That being said, we want to make sure we are getting the best deal with the most benefits possible.

Yesterday we bought a 1-bedroom in the HGVC Flamingo on the Las Vegas Strip (gold season) with 3,400 annual points for $17,490 and an annual fee of $892. We were also given 7,000 points as a purchasing incentive. We are a young couple who value vacationing but likely do not need a huge points package at this point in our lives.

So, here are our questions:
1) Generally speaking, was this a good deal? Assuming it is (or at least its not that bad) would you recommend just sticking with it rather than going through the hassle of rescinding and searching for similar offers on the resale market?

2) A quick look online shows that HGVC timeshares can be purchased on the resale market for less with more points but are there any downfalls to purchasing on the resale market? If we chose to do that, would we get all the benefits of an owner who purchased directly through Hilton? (One thing the sales person mentioned is that owners who buy on the resale market cannot convert their points to HHonors points in order to avoid them expiring - does anyone know if this is true?)

3) Is the Flamingo a good property to own at or would it be better to own at the Elara or any other of the Las Vegas locations? (In general, we could not really understand the value of purchasing in one place vs. another other than you save $49 on booking - are there other benefits of selecting specific locations as our home location (that might even be worth paying more for?))

We REALLY appreciate any help anyone can offer. We have until tomorrow or Monday to rescind so it would be great to hear any insight as soon as possible!

You will get the same answer from everyone here. Rescind and spend your time learning about timesharing and how to purchase what you really want for much less money. This is an incredible place to learn. Ask all the questions you want. Experienced people are more than willing to provide you with advice and guidance.

It would be a good investment to pay the $15 membership fee to get to some members only areas of the website, but reading and asking is free.

Rescind first, then figure it out

I know they always tell you that you'll only see that deal once but they will always have those high priced deals out there. The resale deals are true and mostly have all the same benefits.

1. not a good deal when you can get the same property for a fraction on Ebay. It's not worth holding onto it because you've just begun figuring TS out. We all agree with the vacation ownership model just not paying full retail. Take your time to get an education and then buy, even if you decide retail.

2. Can't say for Hilton but Wyndham is no different. There are always extra VIP programs (moving targets), but the rooms and access are the same. BTW, Wyndham would be a good choice if you chose to look at another system. Lots of East Coast destinations.

3. Can't say but part of the reason that you get into a TS system is to have access to other resorts. There will always be reasons that you can't make it to your home resort. Didn't know you had to pay a fee though. Most agree with getting a home resort that you intend to vacation at but I've seen many posters claim that they never been to their "home" resort that they bought retail.

Rescind.

Can't say I'm in any way a veteran HGVC owner since we've owned for a few months.

But have been in nearly exactly the same situation as you - bought HGVC direct in April, found TUG, and asked the same questions. We bought, rescinded, and re bought HGVC resale all within the same week. Many thanks TUG, we now own 8400 points for 1/2 the cost of our original 3400 point "deal"

It worked out great for us, but in hindsight would recommend rescinding today, joining TUG, and taking some more time to figure out if HGVC is the best fit for you or if another system is a better choice given how/where you like to vacation. If you stick with HGVC, then it's really a question of how many points and where in order to get the most value for your money (Flamingo is good in this respect).

There's tons of information here and very helpful people. You're in good hands!

The Las Vegas and Orlando properties tend to have the lowest annual dues. If you just want the vacation points, those are good locations to buy.

3400 points is very little and can be purchased on Ebay for less $100. Most vacations will take much more than 3400points.

Based on your location, I am wondering why you would choose HGVC. Would you really fly to a HGVC location every year? If not, you may be happier in a different system.

Yes, you can use HGVC to trade for something else in RCI, but Hilton is at the top of the food chain in RCI. You will pay a lot to own Hilton and then trade down for something that isn't a decent value trade.

You can buy resale and convert your points to non-expiring Honors points.

Rescind now! My wife and I bought retail Hilton Club and have regret buying since day 1. Had we known about Tug and the wealth of info here we would have bought on the resale market. Spend the $15 and become a member here and learn about timesharing and the ways to maximize ownership.

YES, BAD DEAL
Rescinding is easy. Just follow the HGVC instructions.

Resale doesn't have to be a hassle. Once you decide what you want, you an choose one of the recommended TUG brokers (listed below) .

Yes, you can continue to convert your HGVC points to HHonors points with Resale.
With resale, the only thing you don't get is Elite Status but that requires a purchase of 14,000 HGVC points. And normally not worth it.

At your home location, you have three months (12 months to 9 months before check-in) to reserve your full week (before access is granted to all HGVC members) in the unit size/type & season that you own on the designated check-in date.

The only time you definitely want to use this home location advantage is if you want to go to Oahu during peak travel season (when most of the kids are out of school - July thru August, Thanksgiving and XMAS/NYE) Spring Break isn't too bad since it varies across the country.
NOTE: The Oahu HGVC resorts in general are in high demand year round so advance booking is required.

Otherwise you can wait until access is made available to all HGVC members for all resorts (except for a few exceptions) during the Club Reservation Window which is 9 months before check-in. At that time you can book any unit size/type in any season for any length of time (3 night minimum) and check-in any day of the week.

We have all experienced the first time purchase and have subsequently rescinded. We have been educated in the resale marketplace and have successfully navigated happily ever after.

Rescind!!! I was in your shoes last Tuesday...timeshare In Las Vegas, signed up, and then regretted it that evening. Found this website, and the people here helped me rescind. Such a great feeling when I heard my cancelation was being processed. Don't wait...do it today!

Keep in mind those phony any time prices are nothing but sales lies.

After most sales people finish "beating you up" and giving you the best price you will ever get, the survey taker, extricate some money however, what ever you want to call him will offer to guarantee price for one year if you pay $100 a month or so and guarantee you a free week's vacation to come back and sign up.

Simple question, why did previous sales weasel say price is only good today. Who is lying?

Rescind and do your homework here. No one has to sell you something to pay the rent.

Thanks to all of your detailed, informative, and extremely fast responses, my fiance and I dropped off a letter of rescission at the sales center in Las Vegas before we checked out and will also be sending a copy via certified mail as soon as we make it back to DC today. We cannot thank you enough for all your candid advice and we are learning so much already from this community! Hopefully there will be no issues with our cancellation and we can take advantage of a better deal soon!

Did you get a signed and dated receipt for your rescission letter? If not, be sure you follow up with the 2nd letter so you have proof.
