@GT75 any chance this info could be put into an existing sticky or create a new one. Resale questions are common and this post and others have wonderful useful information many prospective buyers would appreciate having a one stop shop to start gathering info. Thank you @HuskerATL!There is a lot to this. First, you need to decide what you need. I would look through the rules guide and make sure that you understand the HGV system. HGV is the overarching company that contains; Hilton Grand Vacation Club (these include HGVC and Hilton Club properties and these are deeds), the prior Diamond properties that many are called Hilton Vacation Club but there are still some that are not rebranded yet (there are still some legacy deeds but most are Trust points, not deeds), Embarc (some are rebranded HGVC but that is only for marketing purposes..these are also points, not deeds), and Bluegreen.
I highly recommend a resale deed in either HGVC or Hilton Club...not resale Trust points.
Read through the rules here, https://tugbbs.com/forums/threads/2026-hgvc-hcny-hgv-max-club-rules-fees-and-tips.347868/ .
Look at the properties. What you really want to understand is where you would use the most, what size units, and in what season. That will dictate the points that you need.
There are two philosophies when buying HGVC resale; buy where you want to use it (this is really only important if you use them often and want the homeweek for a high demand location like ski season at Valdoro or summer at Ocean Oak or earlier booking window like in the Hilton Club NYC properties). If you want to use the points across HGV, then you just want cheap points to use across the system...so then you need to shop for an inexpensive resale deed that is ideally 0.10 or less MF/pt and the amount of points that you need. Most folks try to get 11,200 or higher but look at the property guide for guidance on what you need.
Look in the TUG marketplace for resale weeks, some you can pick up for free but free is not always good. Platinum season weeks will have the most points/location and will have the best MF/pt for that location. They are also easier to offload later.
When I buy resale and we have 13 (over 100k resale HGVC points that cost us about $30k total), I look at the purchase price, closing costs, MF/pt, options for use (some affiliate properties in HGVC give you access to GPX, SFX, II, and DEX exchanges), and ability to offload.
Here is the TUG market place for HGVC, tug2.com/timesharemarketplace/search?KeyWord=hilton+grand&OrderBy=Price
Look at rofr.net to see past sale amounts.
Look at the resale group on FB, https://www.facebook.com/share/g/191b1HZ8MF/
and read through threads in the TUG HGVC group. There are many nuggets in here from folks that have owned a long time and know the technical ways to maximize the system.
Yes, I think soIs Diane Nadeau still doing resales? I liked my experience with her when buying my W 57th deed.
