Hello,

First time poster. I just purchased from HGV and I was hoping that more experienced people can answer my questions?


  1. How do I make the best use of my points?
  2. For people who have purchased it, do you regret your decision? Why?
  3. Are new benefits added over time?
  4. If I want to travel to a destination, how much advance do I need before booking?

Did you research HGVC before making the purchase? Your questions sound like things you should have thought about before signing.

Are you still within the recission period, or did you make the purchase more than a week ago?

Which resort did you purchase, and how many points?

Yes, definitely rescind if purchased from HGVC directly, and then come back for research.

I believe s/he owns the original Hilton,

--not the former Diamond, now called Hilton Vacation Club. (Vacation is singular, does not use the word Grand).

I think we should not dive into confusing minutiae at this point. None of these distinctions are relevant at this point, and only muddies the water to even discuss. Rescission of a developer purchase is what matters now. We can quibble about the rest later, I think.

You need to read through the contract you signed. It will outline where to send your rescission letter to.

The best advice is to always rescind. Rescission is a limited time offer. Once that time expires you are locked in. Once you rescind you have unlimited time to research the right product for you. If you later decide buying direct was the best option, they will be more than happy to take your money again.

Rescind first and then come back here and research (but take your time to research). We actually aren’t certain what you purchased because sales (and their documentation) now make this all so confusing. That is another to rescind.

Then determine what you think you want and need. What I mean is they most likely sold you a low points week or it was very expensive. Get your money back NOW! Please...

For 80% less than you spent you shouldbe able to get a good week or weeks that will be exactly what you want. The time pressure of 90 minutes is there to baffle you and blind you.

There are countless entries on what TUG members tend to recommned, but its your choice on what you do. The goal should be to take more vacations at a better price and resale allows you do this.

I'd bet for what the tried to sell you you could buy twice as many resale points/weeks and pay the maintenance fees for a decade. That means you will be able to enjoy more time at nice places.

Just for everyone's reference point, it was 8000 points annually in the gold season (I don't really fully understand what this means) for $35k outright with 16k bonus points. Maintenance was around $1386 + $299 annually.

Does the information above help?

Not that this will matter, Was there a particular resort associated with this purchase? I would assume 2BR, but need that also. We could then provide you with the resale value (if you are still on-the-fence). But that doesn’t sound like the issue.

Timeshare can be amazing and we love it and your goal to take more vacations will be possible once you are better informed on the options. We have Hilton, but you might discover here that a different system better fits your family's needs. TUG is like the Carmax of timeshares-- you can learn a lot about all kinds of brands.
Stick around and read and keep asking those questions.

Resort was Seaworld in Orlando Florida as well.

Rescind if you can.

Your Maintenance Fees are just over $0.17/point and you paid $35,000.
You could buy a "resale" Platiumum week at say $0.10-$0.13/ point for under $5,000. Meaning you could ahve 50% more points a year for the same maintenance fees.
At a 7% rate of return thast $30,000 of savings would almost pay the maintenance fees on resale forever.

That said, its a good product, but you were sold a Gold Week. They will upsell you to a Platinum Week, which is what we recommend buying resale.

Personally I would not buy Florida and I would rescind, but that's your call.

If you want an education, please listen to a few of the Sold in 60 Podcasts. These sellers know how to get you to trust them and then sell you in under 90 minuntes a dream of vacations. I'm totally fine with that, its just the price you end up paying is much higher than it should be. TUG is about getting a better deal, so you can take more and better vacations.

OK, HGV is trying to sell you an HGVC deed then. You did post in the correct forum then. @HuskerATL just gave away a gold season Florida deed, but not sure if it was Seaworld earlier this year. I wouldn’t recommend taking any HGVC Orlando deed even for free. The Florida Gulf resort deed, I would only recommend if using your week there after someone understands Florida resort MF increase risks.

btw, HGVC is a very good TS system (IMO) as long as you purchase resale. HGVC also treats their resale owners very well with almost all of the same benefits as retail owners (no HGVMax and doesn’t count towards elite levels unless you purchase from a HGVC resale agent at specific resorts).

Everyone on here is AMAZING. I just faxed and sent a certified mail to start the process and received word that the cancellation is being processed and that I will be refunded in 20 days. I could not have done it without you amazing people providing quick, quality feedback.

I still want to purchase a deed, but I need to do my research on this site to learn more about the weeks and where to purchase the property. Any tips that I can use to educate myself on everything HGV would be great.
