Are all of the messages about (#246 - 250) about Kauai Beach Villas, or are the about the other Wyndham resorts that are closing?

I received this email from Wyndham yesterday:

Dear Wyndham Owner,


We know you have been waiting patiently for the opportunity to swap your Kauai Beach Villas ownership to Club Wyndham Access and we sincerely apologize for the extended delay.

We’re currently addressing some challenges with our Hawaii inventory, which has temporarily slowed the transition. Please be assured our team is actively working through this and we appreciate your understanding.


How You Can Help Us Expedite the Process - To help us move the needle and ensure your account is ready to go as soon as the inventory opens up, please reply directly to this email with the following information:

  • Your Unit Number
  • Your Week Number (if you are able to locate it)

I received the same email. In addition, I lost access to my Club Wyndham account, as my only contract was my KBV week. I wasn't able to login, and when I called owner services, they had no record of my member number or contract ID. After some frantic calling around, I was able to finally get an answer after being connected with their emergency issues line: 866-495-1993. The account erasure/disappearance (I guess limited to CW members whose only contracts are at KBV) is apparently a 'known issue' which they are working to correct, and I was reassured that my CW account would be 'reactivated' on 7/15/26.

The woman I spoke with said that as long as I had gotten the email about the upcoming swap that I should be ok.

Just a thought, based on the situation and the language of the quoted email ...

To start, in running a multi-resort system ethically, the inventory controlled by the system and the reservation rights of the members need to balance out. (And I would expect that when doing a financial audit of a publicly owned company, the auditors will verify that.) Basically you can't have more points assigned to owners than the points represented in inventory, or, if the system is based on deeds, the number and type of units managed by the system needs to match with the deeds owned by the system members.

The problem that Wyndham might be working is how to accommodate in Club Wyndham members who joined via KBV ownership when that ownership no longer exists. If those members stay in the system, but inventory they represented is gone, there is now an imbalance.

"Providing us with these details will allow us to assist you more quickly once the inventory issues are resolved". This sounds to me as if they are trying bring inventory back in line. Until that is done, the KBV-based owners are in limbo.

FWIW - An easy way balannce the inventory would using deedbacks or ownership surrenders in sufficient quantity to offset the vaporized KBV inventory.

IT's all Greek to me! Would they be able to do anything with the deeds now that KBV is bankrupt? I do have the paperwork for 3 of the 4 weeks we had.

Sufficient inventory in Club Wyndham Access already exists to balance the KBV inventory for owners who want to exchange their KBV deeds for CWA.

Wyndham is in the process of exchanging CWA points for deeds at about a dozen mainland resorts where the inventory vaporized on December 31, 2025. That is how much excess CWA inventory there is.

Hawaii has some extra special regulations that may be delaying the process.

Bids are due July 15 or so. If more than one qualified bid comes in, auction will occur mid August. Meanwhile whole owners lawsuit is not yet resolved but some sort of settlement conference is scheduled.

We received a large very legal document in regular mail today from the law firm representing the AOAO titled “IMPORTANT - CONSENT JUDGEMENT ATTACHED”. Many pages specific to the bankruptcy and a 2 sided cover letter that tried to explain these documents. I am not an attorney - the cover letter didn’t help much (or at all). Did others receive this document?? Can someone please help with the interpretation of the contents of this document?? Thanks in advance!!

@Sternies - Do you own points, or deeded weeks?
 
Anyone who owns KBV intervals---whether in the form of points or floating week(s)---owns one or more deeded weeks. If a week has been converted to points, the conversion contract is written such that the original owner retains ownership of the underlying week, but assigns the usage rights connected to that week to the Wyndham trust in exchange for points. And so I believe any owner, whether floating week or points, should eventually get one of these letters, provided that the AOAO has your correct address, etc.

My package arrived today. I am still digesting it, but the TL;DR is we each have three options. One: consent to the "plan" of selling the property as a single, undivided piece of property and distributing the proceeds according to some future order of the Bankruptcy Court. Two: object to the "plan" and respond to that effect within 30 days. Three: do nothing, which will be treated as equivalent to Option One. The point of Option One is to have fewer steps required to deal with the thousands of individual deeds tied to the various Apartments.

I am not going to scan my letter, because I would have to redact the password for filing consent online and that's more work than I want to do.

We’ve not received our letter yet but it seems likely that it aligns with the intent discussed in one of the recorded bankruptcy court proceedings. For folks aligned with the whole owner’s action against Wyndham, option 2 might make sense unless a settlement has been reached in that dispute. For all others who open the mail, option 1 makes the most sense to me. I’m not sure but it may reduce follow on costs attempting to contact folks who don’t respond at all. I’m not a lawyer so this is not legal advice.

I received a letter from KBV but it was a ballot for an amendment to let the Board of Directors of AOAO to amend the bylaws to conduct meeting by electronic means, send AOAO notices electronically and allow AOAO owners to vote electronically on AOAO maters.

The funny part is that I can return the ballot online. This is because this ballot is from the IOA who represents the interval owners and will vote if the majority of the intervals for a unit votes the same way through the ballots by the deadline. I wonder what is the typical response rate for these type of ballots.

I don’t remember the voting power percentage required for such measures but for IOA matters, I’m pretty sure Wyndham has enough ownership by itself.

The Stalking Horse Deadline is now July 15, 2026, at 5:00 p.m. (ET)

Just received my letter from the board of Directors Beach Villas on changing bylaws today. Sending back vote today but sure it won't get there in deadline time from Iowa to Hawaii on the 13th.
 
Why didn't you vote online?
 
Didn't see that option. Just seen return your ballot by the stated deadline do it can be counted. Nothing on the instructions about on line voting.
