New RCI/Mayan owners exhange rule ???

Been owners of Mayan since 1997. Have spacebanked our weeks with RCI since then. We have exchanged through RCI back into the different Mayan resorts since then. No troubles at all. We have gone to all Mayan Resorts every year.

Well do OWNERS know that this cannot be done ANYMORE! I put in exchanges for 2007 and called RCI for confirmation as usual and was told: NO NO NO ...... Mayan DOES NOT ALLOW you owners to exhange no more.

Daniel then cancelled my reservations and told me to try Mayan but "Good Luck" he said.

Hubby called right away to Mayan and got a supervisor. (He used to sell for Mayan a few years back ..... ).

Couldn't put up with the '____' & left after 6 mths. !!

Mayan Supervisor quoted RCI terms and conditions of membership ; section 6 ; Letter H. Supervisor was ' Belligerent'.

Just curious if any other owners have come across exchange of 1 in 4 rule. And have been turned away also?

Actually MP has not allowed owners to exchange back into the MP for years. You could get around it by using something other than a MP week for the exchange but then you are subject to the 1 in 4 rule.

I thought that the concept excluded owners of the resorts themselves. In other words, owners were not subjected to the 1 in 4 rule, one of justifications offered for people to actually buy the resort. After all, isn't one justification for the rule for the resorts to keep "new meat" coming in the door for presentations? Once you buy, you are part of the "club" and you have paid big bucks (or little ebay-bucks) to join the club.

For example, I thought that people who wanted to exchange into Orange Lake (Orlando OLCC) for example, could not do so until 4 years had passed. But if one owned at OLCC, then they could exchange back into their OWN HOME RESORT whenever they desired.

If I am wrong, Boy oh boy, this whole 1 in 4 is really confusing.

Sandy, no you're not wrong. It's a MP thing. You are correct about the OLCC example.

It's any Mayan. Even if your home resort is a Mayan, and you want to exchange back into your Mayan, you can't. It's the pits! Only 1 Mayan exchange every 4 years, even if you're an owner and if you're an owner trying to get back into your home resort.

I thought when you own a Mayan Palace you have the right to use any of the Mayan Palce resorts, is this a wrong assumption on my part? Why would you want to pay the exchange fee if this is correct. Just curious

Wellllllll, what I understand from these discussions is that the answer is "No".

Now, let's apply this to Sally's statements that Mayan Palace will not shaft her as it does exchangers and other Mayan Palace owners because she paid full price from the developer when she bought her unit.

Let's roll the scene back a few years beforet he Mayan Grand was built, when it was only Mayan Palace. The people buying from the developer then were tolld that they could use any Mayan Palace. The people who bought from the developer then didn't get hit with a transfer fee of 10% of the original sales price.

Given the opportunity, Mayan didn't have any qualms about shafting those people who bought from the developer when they found a motive to do so.

Maybe Sally's right and Mayan will maintain trust in perpetuity with the current owners who bought Mayan Grand at full price from the developer. I submit, thought, that Sally's belief hasn't a scintilla of supporting evidence. On the other side, however, a large body of evidence says that Mayan does not hesitate to shaft current owners whenever they think they can make more money by doing so.

We own a few Mayan weeks. First was bought from the developer .... which is a "Special Week".... this week is rented every year @ Christmas time. We sometimes use the other weeks through Mayan and other times we have to spacebank them due to our kids still being in school. Ever since 1997 'WE' have essentially used them to exchange back into the Mayans. We have not missed a single year of going to Mexico. A couple times when older son could be at home to watch his brothers, we have gone there twice in a year using the exchanges through RCI.

In fact a year ago in Feb. my son & I exchanged into Nuevo Vallerta for 2 weeks.... hubby stayed home with the kids.

This past Thanksgiving we exchanged into OLCC because all of our kids were free to go.... and we have exchanged into there quite a few times also using RCI.

This is a recent change that Mayan is enforcing because of their reconstruction in various locations.

Accruing Weeks & Exchanging

I have a question about the ability to accrue weeks. Are you able to accrue weeks with Mayan resorts? I'm a Club Regina owner and we can accrue up to two years without losing our week, after which time we can deposit with RCI. After looking at the MR website it says you can only accrue your weeks through RCI, so I assume that means deposit with RCI. If you can't exchange back into MR it really is a use or lose deal correct? I'm also curious about how as a MR owner you go about staying at a different MR location from the one you own. Can you just call MR and make a reservation there or do you have to deposit with RCI and then pay the fee and try and exchange? Club Regina and Raintree Vacation Club allow you to book any of their 27 resorts without having to pay a fee or exchange through RCI.

I can see MP/GM being selective because I have no problem using my GM week, I did buy from the developer. Even when I owner MP I was able to split my week 1BR and studio back to back for two weeks. I think MP is giving people who bought from the developer first dibs because would you not cater to the big spender first or take your chances with someone who spent $1000 .00 on ebay? Like I said I never had a problem yet with MP. (SFX is my exchange-I am over RCI).
They do know who bought from the developer because when I was going to up grade to GM, the sales guy looked on the computer and knew when I bought and how much we paid. MP is operating no different than the Las Vegas casinos, the whales get super comps limo ride from the airport free room, drinks and more – regular Joe gets a coupon for a buffet.

As long as you don't deposit your week with MP, couldn't you just use the week you own through Mayan Palace ......but not exchange points or other weeks for a Mayan Palace, correct? Obviously, MP can't prevent you from using your week. You just should never give the week to RCI.

Bingo. An owner can book their week at any Mayan Palace. The only incentive I can see to trying to exchange through RCI is the ability to book further into the future. I believe Mayan Palace reservations are only available 6 months out.

My reason for exchanging back into the MP was becuase I had already exchanged my week with someone else. I then used a smaller unit to get a 2 bdr. I did not use a MP week to trade back into MP.
