How long does it take before a resort sends the new owner's package?

I bought resale at one resort and got the new owner's package delivered within days of recieving the deed. I have another timeshare that I bought resale at a Shell resort and the only thing I have recieved is a bill for the MF.

The Shell owner's site hasn't been updated in year while the other resort has all the newsletters and updates online for the owners.

When I called Shell they said it was the home resorts responsibility and the owner services rep at the resort said "it's not my job!".

Many resale owners never get any kind of new owner's package.

Sorry

I have owned 6 different resale timeshares at some point in time. I have never received anything from any of them after sending them the deed. No acknowledgement at all. I have needed to follow up to make sure they got the deed. I would not expect anything.

Just the infamous maintenance fee invoice (or the past due notice with even more added on fees:( ).

Best to ask when they will be sending out the 2009 MF invoices when you talk to the resort or owner's service. Then mark it on the calendar, followup might still be required.

I guess I figured that since I am required to abide by the bylaws and the "rules and regulations" I should be provided with copies. I guess I was wrong again ;-)

Since those regulations and bylaws are part of your sales constract, they should have been provided by the seller. Even if the resort does send them, you agreed to abide by them without ever seeing them.

We purchased both our weeks resale, and had the selling agents obtain copies for us (I don't know if the agents got them directly, or had the owners request them, but one of the contingencies of our contract was that we have an opportunity to read those documents before agreeing to close.

This could be inportant if you are purchasing a week for trading, and resort policy spells out that you can't choose the week that will be deposited to your account, because you are then at the mercy of management to give you a decent trader (or at RCI's mercy to assign a decent previous deposit).
