The WKV itemized annual budget should show how much they are expecting this to offset the maintenance fees. It probably isn't much. Here is what the Grande Vista budget shows. It'll save us $29.74 on our 2BR in 2025.This new money needs to actually go to help control maintenance fees.
That’s quite a bit more significant than I’d have expected it to be. Cutting everyone’s MFs by $30 is reasonably significant even if $30 isn’t going to change anyone's life. The WKV itemized annual budget should show how much they are expecting this to offset the maintenance fees. But according to the updated by-laws, Marriott can keep any expenses related to the collection of the parking fee. What all is involved in the "expenses"?I’m sure they’ll find a way to offset that $30 savings with a $30 increase elsewhere making it budget neutral. Isn’t it against MVC interests to reduce maintenance fees since corporate get a % cut of the overall for management fee?
Marriott should not be keeping parking fee revenue. It should be revenue in the HOA budget. Doesn’t that fall under the HOA fiduciary obligation to owners? But according to the updated by-laws, Marriott can keep any expenses related to the collection of the parking fee. The revenue is going to the HOA. Though the by-laws have a provision that Marriott can keep expenses related to collecting that fee. Marriott Vacations as the resort manager is responsible to collect the fee. There are expenses to collecting the parking fee such as credit card merchant fees that they should be able to recoup.Marriott should not be keeping parking fee revenue. And no doubt they will also add in a charge for running the “system”. I’m sure Marriott will take a healthy chunk of the revenue. The revenue is going to the HOA. I expect that to happen. Though I asked the general manager at Harbour Lake about this and they said 100% of the revenue from parking would go back to the HOA. Of course, how I understand it and what they mean could be two different things. Though I did ask if Marriott was taking a percentage of the fee and their answer was the 100% to the HOA.And no doubt they will also add in a charge for running the “system”. They are using your week. They shouldn't get any fees that owners wouldn't otherwise pay.The wording on the SDO email is vague. One car permitted and then transient fees. I have guests checking in this weekend and in March. Am I going to get complaints about parking fees? I rented through RW verify/ protect.
They consider transient renters to be those that rent through Marriott.com or outside travel agents (Expedia, etc). Your renters should not be charged parking fees. The wording on the SDO email is vague. One car permitted and then transient fees. I have guests checking in this weekend and in March. From your lips to Vistana's ears. Hoping for no hiccups in those reservations that are rented for only a slight profit over MF'sThey consider transient renters to be those that rent through Marriott.com or outside travel agents (Expedia, etc). Your renters should not be charged parking fees.
