From the President of the Royal Dunes BOD:

Finding a new management company for Royal Dunes was not an easy process. After extensive research and interviews, we thought we had identified a good fit for us, but when we got down to the fine print, it turned out that we and the proposed new management company could not reach an agreement on some important points, so we started over.

Once again, we contacted the management companies that we had previously examined, and went through a miniature version of the previous company search. As a result of that effort, we chose Resort Management and Consulting Group (Resort MC Group), located in South Carolina. That organization is headed up by Lanse McColl and Michael Schraibman, both veterans of the timeshare business. Michael was one of the founding members of our former, long-time management company, SPM Resorts. We anticipate the same mutually beneficial relationship we enjoyed with SPM Resorts for some 20 years will resume and move forward.

So it looks like Capital Vacations got the boot by the Board. I'm sure there are some stories to be shared about this.:ponder:

I'm curious about that because it's a great resort....wonderful units that are kept up to date, at least what I've seen "from afar"
over the past 2 decades.....We've toured Royal Dunes 2 or 3 times just to look around.
A front desk person actually walked us around, not a sales person.

Of course the last hurricane ordeal where a whole building was destroyed (and subsequently rebuilt?) might have been
the process that caused a lot of strife, leading to the ouster of the management co, I'm just speculating....or was it something else?

The management company changed. Capital Vacations was cobbled together from Capital Resorts, SPM Resorts and Defender Resorts. SPM Resorts was the management company Royal Dunes used for years. Notice what the President of the BOD wrote:

I noticed that last year BIS Duck on the OBX gave Capital Vacations the heave-ho. A little bird told me that the quality of operations at BIS Duck had been trending downhill since Capital Vacations took over SPM Resorts. I'll be interested in hearing the rumours from Royal Dunes.

The BOD President says, "Resort Management and Consulting Group (Resort MC Group), located in South Carolina. That organization is headed up by Lanse McColl and Michael Schraibman, both veterans of the timeshare business. Michael was one of the founding members of our former, long-time management company, SPM Resorts."
