Considering the shady shenanigans to outright mendacity that define most of the Mexico timeshare market, I can't see where this will make a whit of difference. The fact that there aren't outright defrauding people still leaves them as one of the best operators in the market.

I'm worried about change in atmosphere, drunkenness, damage.....but to some extent I wonder if we're singing "Ya Got Trouble" from "The Music Man"?

As I recall from the Royals' FAQs about this, they claim that the atmosphere won't change because they are charging enough to get a higher quality of guests.......I'm skeptical, but I guess we shall see.

Personally, being the value-conscious gal that I am, I worry that the more you charge for an AI, the more people will feel the need to overindulge in order to get their full "value" out of it. Or maybe that's just me.

I just think that the price alone won't necessarily rule out the undesirable behaviors that might accompany an AI program. They've got to be willing to invest in much higher-level management tactics to avoid that.

RR management can't even enforce their own chair reserving policy. And I'm supposed to believe they're going to be able to handle the imminent drunks and rowdies?? :wall:

I've owned since 1985 and voted to sell, it's too expensive to hold onto and I haven't used it since 1992.

Well, chalk it up to experience. Even though the chances are slim, I hope there's a chance to get to 90% for extensions ... worth it if you can rent for even half the going rate today. Of course, I have an easy to rent week, others may not.

Bad decision to buy the Mayan with only a few years left, but we still enjoyed our stays. Bought resale at the Sands (and based my decision on a $0 residual ... 39 years out, the residuals don't really matter much anyway). Still feel good about that decision.

How hard is it going to be to for Royal to sell units now ... it doesn't look good for their reputation ... but I'm sure they need the $40M to get started on the Grand Residences ... not really much of a choice for them in this economy.

There are a lot of ads for the Royals on Tug2 just rent a week from an owner, then you help them out too! . . .Why invest when you can pay a little over residual?

Latest notice of residual rights Royal Mayan April 2012

My dad just got an email from the Royal Resorts. There will be a vote. We have a choice to continue the Royal Mayan membership for another 15 years and give up out residual rights (More that (90% have to agree!) or sell the place. Then my dad was told he will probably get only 25%-40% of his residual rights. SAD.

VCI residual rights

My dad was lucky with the VCI. He got his residual rights. He was paid in 3 installments.

Tell your dad not to worry... the developers ain't stupid...

Their best option will be for them to do exactly what they did at Vacation Clubs, sell it to us or somebody else as a timeshare...

And I will bet that is what they will do again... If not... if we don't get our full residuals, or the full value of our residuals towards the purchase of another 30 years, the developers will get ZERO...

And as I said: they ain't stupid. They know how much "zero" is...

But somebody sure knows how to make BAD VIBES... with this fake "vote" that they asked your dad to vote on... that is not legally binding but they make it seem like it is... and the new "All Inclusive"...

These are changes that didn't exist for the first 33 years of Royal Resorts, and judging from the comments on these TUG boards, we don't like these changes. - Ellis
