My Jan 2019 shows -105,000 points reflecting the 105k contract I deeded back to resort.

What does this mean? Are they going to say I owe them the cash equivalent? Note that the transfer occurred after 11 months of payment on use year for that contract.

Please advise what this means?

Look at the Point history with a filter set to select only contract transactions.
Do the annual contract awards for use years 2019, 2020 and 2021 all have corresponding reversal transactions?
If the deedback is effective 2020, they should not have reversed the 2019 contract award.
Did you use up 2019 use year points for this contract and all others?

Did you give back with Ovations after you used all use year points?

Yes they tried the same BS and wanted to charge me the $12/1000 on a negative balance this year. I sold 4 deeds after using all current use year points through a prefered Wyndham broker this year. I also sold several last year after using all use year points. Both times it resulted in a negative balance. Last year Wyndham said its not a problem and Jan1st it will reset back to 0. This year I was told that they could 0 out account if I gave back through Ovations or seller and I agreed no points were available for current use year. A week later Wyndham came back and said this was not true and it would only 0 out if Wyndham was taking it back with Ovations or I paid the $12/1000. I refused the offer of paying $12/1000 and a week later I was told it will zero out this year but next year I will pay the $12/1000 if my account goes negative. I could not get them to put the conversation in email. I tried to find out if this was the current policy and how can they transfer all points when none are available if I used current use year points. I find it hard to believe Wyndham can charge $12/1000 on points I use for current use year if I sell a deed to a private party but if Wyndham takes it back with Ovations they will not charge the $12/1000. Estoppel letter clearly states points available for transfer depends on what is available. How can points transfer to new owner when none are clearly available?

I asked where do I find this policy and if they could email it to me. Wyndham would not email the recap of conversation or any of the policy they conveyed to me. I believe the main issue they had enforcing the $12/1000 charge was that the purchase agreement I had clearly stated no current use year points were available and Wyndham was clearly aware of this as they were the third party buyer through their prefered brokers.

Wyndham told me the negative balance would be corrected if I called in if it was given back through Ovations. I find it hard to believe Wyndham can charge you for current use year points you used as a owner. Read the estoppel language it clearly states what points will transfer. Wyndham's new system doesn't recognize points have been used and it creates a negative balance. Wyndham allows you to give back a deed with Ovations after you used current use year points but I do know if you use future use year points they will charge you the $12/1000 for future use year points used.

You can call Wyndham and get 3 different answers depending on who you talk to. I feel Wyndham doesn't have a clear cut policy on this issue and many answering the calls along with their supervisors just don't have the guidance to answer correctly.

Sounds like you just need to refuse to pay.

They should know “buyer beware”. It’s their responsibility to know what they “bought”.

As long as OP had made clear that deed back is effective from 2020 use year and pays the Dec 2019 MF, I don't see why Wyndham should have reversed the Contract award for 2019.

By @dgalati is 'gaming' the system, do you mean he has stripped the use year points before deeding back without paying MF for the entire use year, I get what you mean. He better have used the points. RCI deposit can be clawed back! The annual fee is for the whole of the annual points. The monthly payment is only for convenience. You can't just pay MF for 2 months and grab all of the annual points, imo!

Buying resale points for personal enjoyment is one thing, but gaming the system like this is basically stealing! After all, if the MF is not paid on the contract, the rest of the owners have to somehow make up the difference! Through rate increases! That money is not going to from God or some money tree growing somewhere!:(

When you're hunting game, you can become the game too! OP has a reasonable case, if he pays the 12th month MF! That should have been taken care of in escrow!

But I am rooting for Wyndham wrt @dgalati!;) Why is he even buying contracts instead of renting from VIP owners!:ponder:

I am curious how this worked out for you. Did your account zero out Jan 1st?

When I first called early December the person said it is never ever an issue and will reset at beginning of 2020.

Then someone called a couple of weeks ago and said thatI’d have to pay from 2020 points and it would process in 5 business days. It has been over 10 days and they have not deducted so fingers crossed.

Typical of Owner Care. Call three times and you can recieve 4 different answers. Did you look at your points use history and see if the negative points were adjusted as pictured. Just remember Wyndham can change rules without notice.
