Need some resale help [Orlando at Tuscany Village through HGVC direct]

My wife purchased 2500 every other year (odd years) in Orlando at Tuscany Village through HGVC direct. We will not do that again after seeing the options to purchase resale. Honestly, I do not know a lot about the ins/outs of how these work. We typically go on 3 vacations a year and usually no not plan too far ahead. We go to the HGVC website and see if something is open where we want to stay, if so, we use points (if we have any), if not we just book under 30 days and get a somewhat discounted rate and pay out of pocket. Dumb, I know, but we feel like these resorts are much nicer than staying out a crappy hotel and cheaper (by booking through HGVC under 30 days from check-in).

I am looking into buying resale. Only something like 5000 points every other year with maint fees around $1,000....as you know, you can get these for little of nothing outside of the closing costs.

Any advice or recommendations on how better we could use our current timeshare?

What size unit / point costs are you usually seeing? I think there just was an 8000pt contract but I think it was more like $1,600 MFs in Florida, and might go up. Usually we suggest trying to get a platinum deed, but if you don't care about the most points for the least MFs and prefer lower purchase price maybe you can find something like 5000 pts for ~ $1,000 MFs. Craig has some Silver/5600 pts deeds for ~1,200 GBP and that's probably the easiest to get pricing on and probably available right now. MFs are £882.12.

EDIT: If you're into last minute and already have HGVC, and not super picky about the fanciness of the resort, I think you need to get onto RCI through the portal and see about their Extra Vacations and Last Calls for cash deals too. This might make more sense than buying more points that can be hard to use last minute in HGVC.

Who is Craig and how can I get in touch? Guessing the season only matters if you are trying to book at the resort that you have a “deed” for, correct?

Yes, just trying to get the most points within reason for $1000 annually in MF fees. Does HGVC charge you to roll over unused points?

My bad, Craig is referring to the Scotland Property:

HGVC does charge to roll over unused points, and you can only do it once. You can also borrow points for free from the next year however.

If you want to get the best use of your points and/or get more points, you really should be booking 9 months ahead to get the best choices of places. Some areas are not as bad (such as Orlando) and you may be able to get what you want in a nearer timeline.

For high demand resorts, you may even need to “walk” a reservation further out from 9 months to get what you want.

For me, I did not get satisfactory reservations with the system until I learned to plan farther ahead.

I would avoid a Craig silver week. Those are basically given away since they have higher MF/pt. I would be willing to spend a couple thousand on a platinum week. More points and better MF/pt

Look at total purchase price/pt and MF/pt. We try to only buy weeks that are 0.10 MF/pt or less. That is what you pay forever.

$860/5440 = $0.15/pt. Marginally OK, but not great.

Craig weeks basically have no closing fee so the closing fee and points activation will be about the same cost as buying a Craig. Closing at Craig is 195 pounds and then 347 pound closing fee.

I would get, at least, 7680 points if not closer to 11,200.

The 7680 deeds are a 2 to 3 grand.

Think long term though, points and the long term cost of MFs.

UK exchange rate is high right now. This is the risk of international timeshares.

Look at Vegas for 11,200 plat weeks at BLVD or Paradise. We are nearing end of year so some owners will be lowering prices to get rid of their deeds before they have to pay 2025 maint fees.

@upsetcubsfan I own 2 Las Vegas 2 bedroom platinum deeds (11,200 points each) and they have been of great value. My next purchase for points will be at Craig, though. Either location would be a good purchase. If you purchase in Vegas, platinum 1 or 2 bedroom deeds at The Boulevard and Paradise, platinum 2 bedroom deeds at The Flamingo and platinum 1 bedroom Grand or Grand plus deeds at Elara are all great MF deals.

It's not dumb to use Open Season. :cool:

Before you buy another week, where do you want to go and what unit size do you want/need? Did you choose 5,000 point every other year based on a specific resort/season?
For example, if you're simply planning to use your points for future stays in Orlando and/or Vegas, it might make sense to continue using Open Season and look at RCI Extra Vacation and RCI Last Call as suggested by jp10558 in post #2.

I try to never have any leftover points. I do this by borrowing from the next year. Also, "walking" a reservation thru during higher demand weeks at midnight, eastern time gives you a little foot up. You can also use hotel points locally to arrive early for a stay, or to add another day.
