need quick mortgage processing/ recommendations?

I'm doing a quick closing, less than 30 days. Need Mtg company that will close quickly and not delay at end. Was scheduled to do a cash closing, but would
prefer mtg, since property needs work - and like to save funds for that.
Don't want to pay mtg application/apprasial fees, etc - if they can't close in time.

Investment property. Non confirming duplex.

anyone close on real estate recently. Who would you recommend or stay away from?
