Hi all I’m thinking about taking a Wyndham Avenue Plaza fixed week 51 contract. I have received the estoppel and it states week 51 on it. I have some many questions where can I call to get the answers. I don’t think calling Wyndham will do any good because it is a fixed week not Wyndham points. I did post this on the buying, selling, renting board but got no response. Thought I’d try here.

I assume Avenue Plaza fixed weeks have their own customer service number for reservations maintenance fees etc.

TIA for any help.

Julie, I just sent you an email. You can try calling 800-225-3522, but I'm not sure how much info they will give you since you are not an owner. I sent an email to the GM of the resort, I'll let you you know his response.

Thanks for your help Steve.

There are some current and previous week owners in on this forum, you could post here.
There are also some old threads you can search, but some things have changed so you would need to verify those.

My husband and I own a float week at Avenue Plaza. We have a few excluded week (ex. Mardi Gras). Our contract is an old Equivest contract which gives us the option of booking a bonus week, as well as our use week (pay mf twice). We go for 2 weeks every year. To book you will have to call the fixed weeks mf and reservation number. We love it there. Is the contract you are purchasing a fixed week 51 or is it a floating week with week 51 for purpose of the deed. Our float week has week 36 on it for purpose of the deed. We have never booked week 36. The only issue we have with our float week, is that the weeks run Friday to Friday( bonus week is flexible and can be split into a couple of short stays). Airfare tends to be more costly on Friday.

Ask them for a copy of the estoppel, it will say on there too.

Week 51 is the week before Christmas and I think that's low season there, so i'm not sure a fixed week there is a great investment. What are MF? You could likely get points at a lower MF resort and be able to reliably book that week if you want to every year, or go somewhere else.

Actually, Week 51 is more likely to be Christmas Week.

here's an old thread from 2017) that talks about how Avenue Plaza weeks work that goes into some detail about how Avenue Plaza weeks work including the changes made (in 2017) its been a long time so perhaps other changes have been made there...I dont know

Have a deed that dates back to 1997 when the place was opening. Also was Equivest at the time. I can re-iterate everything RRedlich says. Week was on the deed, but it was a floating week usable any week except the event weeks as have been described. Events weeks were sold for considerably more money.

I can add the following. My deed was converted to Wyndham points. At this point the deeded week did matter because the ARP on the property only applies to that fixed week. Not an issue for me, but might be for some if a conversion is ever done. Another quirk for those interested, my conversion occurred in conjunction with a purchase of points at Grand Desert. Those points have RARP at Avenue Plaza with no restrictions noted.

Hi Ronparise and everyone else!
Hoping for help - I have a float week at Avenue Plaza, studio unit, and tried to use the "exit" program from Wyndham and was told our unit does not qualify. No other explanation provided. There is no balance and the maintenance is current for 2025 - also not used in 2025. Anyone interested in taking this off my hands? We can't travel any more.

I had purchased what I thought were points at Avenue Plaza quite a while back (around 2009) from eBay ($500 - quit claim). Turned out they were fixed weeks for a Studio and 1 Bedroom for Halloween week. I contacted Wyndham afterwards about converting them to points. I had to pay Wyndham about $1000 to convert them. I ended up with about 240K points for them. I don't know how it works now, but back then, because of the conversion, they were added as developer points and gave me Silver VIP when added to my existing points. I have since gone through Certified Exit last October, and because they were converted, Wyndham took them, my Majestic Sun and Palme Aire points. The process was easy, and took about 2 months. I am now divested of my Wyndham points, and have about 2 1/2 years left of maintenance free usage of my annual points.
