[I need info. about buying points] In Vegas because of the lower MF. I have looked at point charts and this amount would work for us. I have a couple questions...
1. We are mostly looking use the resorts in carlsbad...do you think we will have issues booking at nine months?
2. The price for 5000 varies...what is a good price for that amount of points
3. Do we see prices coming down or will they go up

Thanks for any replies

It's easy to book Marbrisa at 9 months. The other 2 are affiliates and won't have as much inventory as Marbrisa. Inventory is added at various times. So, you could look at Grand Pacific Palisades at 9 months and not see anything, but look again at 4 months and see inventory.

If you want Hilton quality rooms, you probably won't like Seapointe or Grand Pacific Palisades. Personally, I like those 2 a lot and don't care for Marbrisa.

Assuming your income is in USD, Just keep in mind that you face an additional risk (Foreign currency risk).

In simplistic terms, If the USD loses value to the pound, your MF could increase in USD (even if the actual MF decrease or stay the same in Pounds). This increase could be significant and unexpected (potentially upwards of 20 percent or more).

Of course it does go the other way. But, it is generally unwise to accrue liabilities in foreign currencies as the risks generally outweigh the potential gains (and MF are liabilities).

Right now there are many families in the euro zone who are suffering because their debts are written in Swiss currency and the swiss decided to disconect their valuation from the euro. As a result, the The Euro devaluation against the Swiss currency was pretty extreme (If I remember right it was something like 20% overnight), and debts have become significantly more difficult to repay.

Care to enlighten what the maintenance fees are? Can the fees be paid with a credit card like in the US?

I saw an ad mention them being 280 Pounds plus VAT which would bring it to 336 Pounds (20% VAT). Based on current and historical rates for the past 25 years, you would be paying around $524 as of now or somewhere in the range of $458 to $710.
