Hi there I am in the verge of purchasing a welk timeshare for $600. It is 360,000 points every odd year and the maintenance fees $2085 due every odd year as well. To my understanding and research and knowledge from the timeshare presentation 360,000 points would get me 1 week 2 bedroom and 1 week 1 bedroom at welk San Diego. I also like the maintenance fees is about $1000a year. I know I can roll over points. Is $600 a good deal? Will Welk practice their right of refusal? I told the timeshare guy no thanks I'll buy resale and he said we won't let that happen lol. That they step in. And from online research it seems that they do step in. Also purchasing thru Fidelity a wee known resale timeshare. I have seen ebay listing for $1. But weary of that. For $600 a smooth transaction seems worth it. Any opinion or advice? This is ownership and not the perpetual right to use like I have seen.

Any advice would be helpful please.
What does 60cday booking window mean when carry over points? Do I lose any benefits original owner has since its a resale? Does welk have strong trading power?

I was at Welks last weekend, and my understanding is that the MF must be paid in full before you can use the points. So your MF aren't really $1k/year, they are $2k every other year. I know it sounds like semantics, but I want to make sure you don't think you can spread the fees out over two years...

Regarding your second question and the 60 day window I am interested in the same answer. We are probably going to buy a similar number of points as you, and need to be able to use the points if they carryover...
