Hello,
Just return from a heavenly 5 night stay at JW Marriott Phuket and on the last day got talked into buying into their Platinum Phase II 2Br MVCI @ US$29,900. Incentives given:
100000 MR Points
6Days/5Nights Stay at Bali Ritz Carlton Gargen View (Value $1000 - $2000 IMO) (Also on offer was 6D/5N at new Ren Koh Samui which looks sublime as well)
US$ 200 resort credit which we already used up
No Closing Costs/ Admin Fees
II Membership for 1 year
Annual MF: Just under US$600
This property (MVCI) surrounds the JW on two sides and most units have Pool, Ocean AND Garden Views. One of the Top Three hotels i have stayed in (others being JW Capri, Italy and JW Hong Kong).
We will personally use the property only about once in 2/3 years and hope to exchange into other locations. Rental market for the Phuket MVCI seems to be about US$3k - US$6k for the week. This place is very popular with Aussies, Rich Indians, and Japanese tourists.
The sales rep mentioned possible govt approval for Golf Course in adjacent property by end of the year, and new MVCI locations opening up in Tuscany, Bali and Maldives, and Australia. Also mentioned that a resales office will open at the property by end of the year but Marriott will be quite agressive to maintain the prices as they are opening up new markets and want the new owners to have confidence with them (in his words ).
Please advise if i should decline or not. Thanks in Advance
