Need Advice on Phuket MVCI

Hello,
Just return from a heavenly 5 night stay at JW Marriott Phuket and on the last day got talked into buying into their Platinum Phase II 2Br MVCI @ US$29,900. Incentives given:
100000 MR Points
6Days/5Nights Stay at Bali Ritz Carlton Gargen View (Value $1000 - $2000 IMO) (Also on offer was 6D/5N at new Ren Koh Samui which looks sublime as well)
US$ 200 resort credit which we already used up
No Closing Costs/ Admin Fees
II Membership for 1 year
Annual MF: Just under US$600

This property (MVCI) surrounds the JW on two sides and most units have Pool, Ocean AND Garden Views. One of the Top Three hotels i have stayed in (others being JW Capri, Italy and JW Hong Kong).



We will personally use the property only about once in 2/3 years and hope to exchange into other locations. Rental market for the Phuket MVCI seems to be about US$3k - US$6k for the week. This place is very popular with Aussies, Rich Indians, and Japanese tourists.

The sales rep mentioned possible govt approval for Golf Course in adjacent property by end of the year, and new MVCI locations opening up in Tuscany, Bali and Maldives, and Australia. Also mentioned that a resales office will open at the property by end of the year but Marriott will be quite agressive to maintain the prices as they are opening up new markets and want the new owners to have confidence with them (in his words ).

Please advise if i should decline or not. Thanks in Advance

I can't comment on the price, but I do know that it's almost impossible to get a trade into Phuket even using another Marriott for Jan-Mar. We had a group that was trying to go next year but we could not get the exchanges.

You're gone be suprise but did you know that you could buy the same unit on the resale market for less then $15,000!!!
If it is not tool late you should think about rescinding your sale contract.
Read you contract carefully, when did you bought this timeshare?
Do it fast, the time for rescinding is VERY short, take a look FAST...

There is a Platinum Phase II unit for sale right now at Redweek.com with an asking price of $15,500. Since almost all resale asking prices are negotiable - often significantly so - qlaval's statement that you could buy the same week for less than $15,000 is 100% accurate. The incentives are nice but don't come close to making up the price difference.

Definitely a beautiful property, at least just within its gates. We went through the sales pitch there too.

Just posting for you to consider, as we did upon returning home, that there are really only 4-5 months a year there without rain. 6 if you stretch it. I don't know if you experienced rain there on your recent trip. We did. We had 2 days of partly cloudy skies, 2 days of cloudy skies+scattered showers and 3 days of rain. I'm not talking about the 'refreshing' 5 minute rain-showers you get in Hawaii when you can still see the sun shining in half the sky. I'm talking heavy rain with dark skies that rains for hours with winds that bend tree trunks and causes water to leak underneath restaurant doors kind of rain (without exaggerating). I think that when most people purchase there, they are just assuming that they will be able to book a 'non-rain' week. When that property ends up selling out (filling up), in my limited view, 50% (or more) of the owners are going to be disappointed that their week ends up getting booked while it rains.

FYI, we ended up choosing not to purchase there.

You are new to Tug so I will reiterate the advice to rescind now and decide later.

IF you decide that buying from Marriott is worth it (and that's a very big "if") you can always get the same deal but you only have a few days to rescind. Rescind and then read all the info. on this forum and on the How to Buy and Sell forum. Give yourself time to ask questions and become knowledgeable; understand what "extras" buying from the developer will give you, what they're worth, and how much extra you are paying for them. Then decide for yourself if it is worth it. Most of us here feel it is not given the incentives you've been offerred, but you may or may not land up agreeing- but $15,000 is a lot of money to be paying extra so you owe it to yourself to learn a little more before taking the plunge.

Can anybody describe the differences between Phase I and II units?

I've stayed in the Phase I units, and they are great. I think Platinum Phase I includes weeks 51 and 52, and maybe Phase II doesn't? What are the other differences including MF differences?

I think it might be nice to pick up a Plat EOY resale here after my KBC sale goes through and as far as I can tell, Phase I seems better to me than Phase II, but I don't know what all the differences are.

No advice of the sale. Others here are in a better position to do that.

But I did want to say that the Phuket resort is probably the nicest Marriott we've ever stayed at. I loved the level of service and the ambience. It could only be improved on by being closer to the cities/restaurants/shopping.

As far as exchange experience, I easily picked up a 2br unit for spring break 2006 online with one of my cheapy weeks. Maybe it was fluke since it wasn't long after the tsunami?
