Okay, please help. I want to do weekends or mini weeks at Hyatt Wild Oak Ranch for about 6 years and then have a good trader at relatively low lost.

I found an odd year at Hyatt for $5K plus MF and closing.

Should I buy, they refused a lower offer or what should I get.

You don't have to own at HWO to book there - as long as you get a deeded week with Hyatt Residence club (not Hyatt Vacation club, which is Welk) you can book using points. With HRC, you can use your owned week OR use the associated points.

The value of a Hyatt deeded week depends on the season, which you did not mention the location or the season (or week owned, which determines the season) - so it is hard to say. EOYs tend to go for less than half of a EY unit, so 5K sounds steep for resale even if a Platinum week. And where matters also.

The other problem is it will only get you there three out of the next six years.

The OP said they want to do weekends or mini weeks - so that means they are not using their home week and instead using points. Therefore it does not matter where they own as you have no advantage at your home resort when using points.

They can stretch out the points by making shorter stays, and/or by staying in a 1br or studio, and/or traveling in lower seasons (assuming they buy a high season, which is always recommended).

Once they look at the points chart, they will see that weekdays are generally half as much as weekends.

@Disneyprincess1978 , there is a free Diamond, 2200 points EY at HRC being given away in the free TS section. Closing costs are also being contributed to, and free 2025 use, so a very good deal. It is in PR, so MFs are 2700$, similar to Cali, high but not a bad deal, IF you want to get into Hyatt. (PR has some quirks & longer closing etc) but getting a Diamond week at Pinon Pointe will cost you significantly up front. May look into it, vs paying 5k + closing + MF (= 8k+) for a EOY, as you are looking at. TY

Free is a great deal - but if you plan to stay in this is the long run and use your points a lot, you may want to consider spending money up front and saving 600-1000 dollars a year in maint fees which adds up over the long run. PR has had a huge rebuild lately due to the hurricanes.

Agree (but as compared to the crummy EOY x points the OP was posting for 5k + closing + MF, had suggested at least a solid 2200 pt Diamond week for free with free 2025 use ($2700 saved right there) + 1500 towards closing) would be better (not the best).
Agree, buying EY, Pinion Pointe or San Antonio 2,000 or 2200 at a reasonable cost would be even better. TY

Somebody got a great deal a few day ago on ebay. A plat 2000 point Pinon point unit, week 42, MFs covered by the seller for 2025 with all points available, and buyer had to pay 300 closing costs and the transfer fee, for $3550. So basically they paid about $1800 for the unit since the MF was covered, with MFs around 1800 a year. with another $1k for closing and transfer costs. And with the use week 9 months out they should be able to use the points this year assuming 2-3 months to close.

Another great deal in Nov on a gold 1880 Wild Oak unit for $1900, with 2025 MF and closing and transfer fee covered. They basically got it for $100 over the MF with no additional costs. Pinon Point MFs are getting close to Wild Oak now. Gold does have 120 points less a year but that was maybe an even better deal.

Some people say only get a diamond unit, but I think Plat and even Gold are great if you are just using points.

Thanks, I decided to put on offer on a Plat Windward Point week. Hoping to get it for about 5k including 2025 MF and points. It's a week that I frequently am off and historically have vacationioned. We have lots of family in FL, husband loves KW and we could use the 2 bedroom there if we don't trade. Fees are slightly higher but I felt like buying somewhere I would use was worth it. I know Pinion is desirable but mostly Gold weeks available in the same price point, and we would never go there.

Just keep in mind, unless you plan on REGULARLY using what you own, where you own simply doesn't matter. People stress out about what they buy. And they shouldn't. Because it truly does not matter.

Unless you're going to spend at least half your vacations using the week you own in the Keys, don't. Buy at Wild Oak instead -- lower maintenance fees and less chance of a natural disaster. I've owned a Beach House week for 25 years and I've never used it. If I could trade it for a similar week in Sedona, I would -- because of lower fees and less chance of disasters.

The amount of points matters. And the cost of those points every year with the maintenance fee matters. That's why the best strategy is to buy any Diamond week in Arizona or Texas.

Finally, be patient. The lion's share of timeshare owners are aging out. There are a bunch of weeks which will hit the market over the next several years. You can afford to be picky.

i tend to agree with Scoop. Neither Wild Oak (original goal) or Windward Pointe (new goal) are likely difficult to book with points if done as early as possible. Right now Windward has lower MFs than Sunset Harbor and Beach House but it is newer and that can sure change.

The exception to this approach would be owning (and almost always using) a unit in Kanapali or Sunset Harbor - which are both hard to book. And possibly a peak season at a ski resort - but those MFs are very high and there are lots of ski options within HRC so i would take my chances.
