NCV rising maintenance fees

Looking at past information on Newport coast villas yearly maintenance fees there is a steady increase of close to 5% each year. Do you think that will always be the case? I know there have been renovations to the units as well as things like the new splash pad/kid area but will the fees ever plateau?

Part of the current problem, at least according to DSV manager, is the minimum wage increase in California. This showed up as one of the largest increases in our budget for next year.

Same for the Boston Custom House! We are going to sell, or give, the CH property back to Marriott because of the soaring MF's! We purchased the CH while in Spain years back but looks like that was a poor choice.

The fact is almost all of Marriott Maintenance fees are still very competitive or better than the market. Take Newport Coast at less than $1500 for a 2BDRM prime summer SoCal. Where are you going to find a 2BDRM with top quality amenities like the Marriott offers for a summer vacation? The closest option is actually just renting a NCV on Redweek for $2400-$2500 but other luxury hotels and resorts will be much more. Look at Maui, a 2BDRM View unit is going to rent at a $1500-$2500 premium. So when people complain about rising MFs it is true but in my mind the fact is almost all of Marriott Maintenance fees are still very competitive or better than the market.

Yeah I get it regarding a luxury hotel but we purchased the Custom House for trading purposes only and I really do not consider it a luxury hotel. We have owned 4 property's since 1995 and now our vacation plans have changed now that the kids are grown and gone. Our 3 Cypress Harbour property's are still a great buy as the MF's are still a bargain at $1350.

There are lower increase resorts though. Looking at the history, St Kitts, Club Son Antem, Aruba are a few that stand out.

Well the Custom House is a luxury resort that offers not just a hotel room but a nice 1 BDRM suite so for less than $300/night it still is a relatively good bargain. So when comparing other Boston hotels it isn't really a fair comparison because the Custom house can comfortably fit a young family of 4 or 3 adults with some privacy whereas a hotel is just the one small room. If you're talking a hotel suite of some kind it is easily $500-$700/night. It is frustrating that they go up every year and sometimes more than a 5% but overall still a good value but the question is for how much longer. I'm just hoping for some flat years and maybe a few negative years so i can ride this as long as i can.

CA is expensive. And prime season is much desired. We own DV1 as well as Westin. Marriott is $300 cheaper. Owned SD Coast and it’s comparable to CA Desert. Tried to purchase Hyatt Highlands Inn, Monterey, which hit $2k MF this year.
