Just got back from our stay at Villa del Palmar Cancun and had our Owner Update. I must say the Villa Group has taken prices to a whole new level. Villa Group is concentrating on developing the higher level Garza Blanca brand. It has had an impact on their pricing. Per the presentation 3 years ago they were selling at $13.75 per point. The new price: $25.50 per point.

They tried to sell me a package of 5,000 points that would give access to 2 weeks in a 2BR year 'round. Which they said could give me 5 weeks in a 1BR. The end cost with sales tax (first time I've heard this) and closing costs: $152,500. Yikes!

There was one thing that stood out to me. There's no differentiation of points. In other words, points I bought 3 yrs ago at the old price could be used to land a Garza Blanca unit. And, buying units now at the higher pricing had no better buying power. Just a higher price.

It never ceases to amaze me that developers can get away with charging insane prices for something that's truly worth 10-25% of that, and there are marks willing to fork over that $$, thinking it's a good deal. Well, I 'spose resales must come from somewhere.
