If you really want to spend a lot more time, you could list by percentage of units/shares. Might give a different picture, e.g. 10% of resort A vs 50% of resort B even though resort A has more units listed for sale.;)

In any event, I encourage you to keep the lists current.

Very Interesting

What I find most revealing is that the US West (meaning, primarily, California) and Florida are at the top of the list for TS for Sale. No coincidence that Florida and California rank #1 and #2 in the country for bank foreclosures on subprime mortgages. I wonder how many timeshares were purchased in the first half of this decade from home equity loans on those homes purchased with subprime loans.

Doesn't it just correlate to which states have the most timeshare units in the system?

If someone takes a subprime loan, how do they get home equity? Don't they by definition put very little money down and therefore have almost no home equity? I guess it would be possible for subprime loans taken in 2000-2003 for some of those homes to increase in value and then those owners take the equity out by re-financing or getting a home equity loan.

What could also have happened is that timeshare purchasers simply took home equity loans and financed their purchases with HELOCs early in the decade. Not necessarily sub prime, but spent equity that really wasn't there. That could very well be.

From my experience the Royals rent very well. For us the weeks we don't use I rent out instead of exchanging or depositing. In other words the Royals have cash value. This year we're going to Belize instead and so I did some searching and it looked better for us to rent out all our weeks and pay cash in Belize. I think another interesting number would be number of weeks deposited per year for a resort as compared to the number listed to rent.

Is there a way to tell if the TUG member is from a certain part of the country and the timeshare located elsewhere?

That is somewhat different from BocaBum's suggestion that the figures correlate to which states have the most timeshare units in the system.

Also, it seems not too many members of TUG own at Pollard Brook, Sanibel Beach Club I, or Cape Winds. So, I think the figures are likely to represent the membership of TUG, which may be overloaded with owners at Royal Sands, Royal Caribbean, etc. while other resorts are underrepresented.

and while im sure there is a way to correlate the two, the amount of time and effort required to massage all that data would be tremendous.

Also its important to note that less than half of the registered TUGBBS users, are paying TUG members.

conversely, there are a good number of TUG members who dont participate on the forums. So its not unreasonable to assume that we have a very wide selection fo owners from all resorts listed in the marketplace.

only a fraction of a % of tug members are considered brokers. and less than 5% of the ads posted, are posted by brokers. This leaves the vast majority of the ads that are posted, are posted by the owners of said resorts.

Just curious, how do you know if it was rented from an ad on TUG? I removed mine after it rented (from another website), but I didn't see any place to specify where it was rented when I removed it from the listings.

they are just completed ads, just like any other site there is no way to tell if the rental was obtained through the site or not.
