Looks like golfing is OUT and timeshares are IN for Waikoloa. Seems like they must be approaching oversaturation here given all the units in the Ocean towers being built (on top of existing Kings' Land, Kohala and Bay Club). We love the resort and area so I'm not complaining, but it's already quite an easy exchange in...so I'm not sure the actual value to HGVC.

If they move to a trust based ownership, it won’t matter where the intervals are located, just that they have inventory, but this seems like an expensive place to build if you ask me. Seems it would be less expensive to add inventory by building out towers three and four at LV Blv in Vegas

MVC semi-sort-of did this with their resort on Marco Island Crystal Shores. It wasn’t selling well as weeks. They were way to expensive. But as trust intervals, they could move inventory easily.

Of course, at this point, moving to trust based ownership is a really big if. Not out of the question but still something of a jump.

I really enjoyed the big island, my wife not so much. The funny thing is I’d take one of the premium units at Bay Club again over Kingsland.

Or could this be a way of moving some of the more desirable Hawaii weeks out of the DRI/HVC trust based system? Adding these units into the Hawaii collection while removing some of the units in Kauai and even Maui from the trust and putting them into HGVC's inventory might satisfy the contract of the DRI/HVC trust.

With a 2043 date this is indeed long range planning, but perhaps they know this will take a while to approve.. Or perhaps they want to get something approved in case the Big Island gets more restrictive on development like Maui and Kauai. I have noticed a lot of vacant areas with signs for future development in the Kohala area. Hard to know how many of those will actually come to be.

There are two more phases planned, the KL units will eventually stretch all the way to the golf clubhouse along the road.

This is a major addition to the WKL resort, future planning. I don’t think it will be part of KL, probably a new named resort. Someone pointed out the affordable housing would be south of Queens Marketplace.

The two 18-hole golf courses have been converted into three 9-hole courses;
Beach (old Beach front 9)
Kings (old Kings front 9)
Lake (old beach back nine)
Old Kings back nine is now closed and will, at some point, become more condos. Golf Course is not owned by Hilton, so no guarantee that the developer will not sell off more of the course in the future, RE prices in that area are way up right now.
