ok family of 4, in florida and usually vacation in florida.......we do 2 weeks a year usually in summer from june through October.......need something decent and ok with up to $1000 maint fees......would like to try and get something that I could trade out in RCI and get 2 weeks a year if possible....want yearly.....advice? suggestions?

I like Vacation Village at Parkway, Lock off units, mf $750 so you can deposit to RCI as two one bedrooms, My recent deposit gave me trading power of 28 and 29 That should be more than enough for 2 weeks in exchange.

I also live in Florida and this resort is just 3 hours from my home. Its been a long time since I had to think about school schedules, but the week of Dec 20 is available here in a in a One bedroom (sleeps 4) for 7 tpu. My deposit of would get me 8 weeks priced like this

And the bonus for me and a lot of families here is that dogs are welcome.

I own a triennial so that mf is due only once every 3 years, and as I said it gets me 8 weeks over that time span

If you want the best/most complete response, try my instructions below. You'll get lots of responses from lots of people. If you have strong inclinations, don't be too dissuaded; many people have strong opinions one/way or the other. Including me! Welcome. :wave:

When you click on the link above this line, it will take you to a thread on this forum (TUG). Read the first post. It is a series of questions that you can answer to help the members of this board give you some (educated) advice. A few things to expect/consider when you complete the questionnaire:

Answering the $$$ questions honestly is important--People buy for $1 and $35k--overspending won't necessarily improve your vacation experience
You will get a lot of replies. People like to help. Don't be overwhelmed.
Depending on your answers, you may get some very strong/biased advice.
It is not unusual for people to have 'back and forth' discussions about your answers--you won't necessarily understand it all. That's normal.
If you don't understand peoples advice...ask questions by 'quoting' the post
There are several 'stickys' or 'faqs' that contain basic TS advice in the "New to Timesharing? Look Here!" section. suggest you read these first.
You don't need to be an expert in timeshares to own or enjoy them...
No rush. Take your time. Don't Ebay something and regret it later.

that's it for my advice...oh, one more thing:
If you're concerned about a vacation next year or 2 years away, many here can steer you to a great rental that might cost no more than it would if you owned the timeshare--without the purchase price. So, if you want to go visit, consider getting some advice on a good rental to start.
