MOC rental prices for 2026

For the first time in a while, I'll be posting my [deleted] unit for rental after I book for [deleted] 2026. For those of you who have been continually listing multiple units, have you seen a noticeable decline in the rental price that people are willing to accept? I ask because right now I see the full gamut for my unit type - as low as $2800 and as high as $7500. I've honestly never seen this many rentals available before, but I also have used Redweek sparingly in recent history since I have had a repeat renter. It also looks like late spring/early summer units are listed considerably higher than whale season.

The market has been a little soft since the Lahaina fires. Plus, it seems like there’s more supply now during that time period. I wonder if owners are forgoing travel and collecting income instead. Inflation is real and it’s getting more and more expensive to travel to Maui. My flights are around $1200-$1400 round trip where they used to be about $900.

It is an interesting time for rentals at MOC with atypical demand, which I attribute to both the remodel currently being done at the resort along with the Lahaina fires steering demand to other islands.

I followed that pattern last year when we able to successfully rent our MOC unit and we visited Kaua'i instead.

The renovations are supposed to be completed by December of this year, so I'm hopeful that this will be one fewer thing against me. Lahaina and flights were my biggest concern, with the latter just going out of control.

We own MOC Sequel OF and honestly have had no interest in returning - what we liked most about visiting MOC went up in smoke. I know we'll return one day, but for now we just elect into Abound Points. I'm sure the weeks owned by those who don't have that option are a glut on the market.

Obviously the loss of Lahaina is devastating but Maui still has so much to offer in my mind. I don't really see a glut on the market, I think its unfortunate sentiment like this, that is keeping demand very low compared to pre-fires. I'm not judging just stating a fact that many identified Maui as Lahaina so now they don't think there is much to do but that is definitely not the case.

I figure, I'll list it the moment I have it booked, and if I need to adjust the price later on, I have no problem doing so. Honestly, even dropping the price nearly $1k from where I normally rent it pays for the MFs on both of my units, so it's not the end of the world.

And MOX, I agree with everything you said.

We still think Maui has so much to offer...just not Ka'anapali. We still love Molokini, Haleakala, and Hana (and the rest of East Maui) but Lahaina was our reason for putting up the the annoyances of staying in Ka'anapali. Obviously, YMMV as does the 'mileage' of many others.

What is your definition of a glut? It looks like there are about 1,000 weeks for rent on Redweek. Is that more than there was pre fire? How much more?

Personally, I didn't really enjoy downtown Lahaina. Sure, it was fun to walk the shops and see the Banyan tree but the downtown area just felt like a tourist trap. There's so much more around Maui to see and appreciate. I'd be going there this year but DW has other plans for us. It's the only reason my weeks are up for rent this year. I've contemplated just going without her and maybe take a few buddies with me. Guys trip in Maui. But then it means I'll be sleeping on the couch for a while.

Personally, I didn't really enjoy downtown Lahaina. Sure, it was fun to walk the shops and see the Banyan tree but the downtown area just felt like a tourist trap. There's so much more around Maui to see and appreciate. I'd be going there this year but DW has other plans for us. It's the only reason my weeks are up for rent this year. I've contemplated just going without her and maybe take a few buddies with me. Guys trip in Maui. But then it means I'll be sleeping on the couch for a while.
I would agree with your Lahaina sentiments as far as most of the touristy shops are concerned, but what we miss so much about Lahaina are the restaurants - Fleetwoods on Front, Lahaina Grill, Pacifico, and even Kimos. We also loved the harbor as a place to catch whale watches and it was nice to walk down the street and get a shave ice or some ice cream after getting off the boat.

We’ll be in Maui in about two weeks though, and we still love Kaanapali.

I agree 100%. In our many trips to Maui, we’d typically go into Lahaina town once, on RARE occasion twice, during a week-long stay. Sometimes we didn’t go at all. It was a nice place to wander around, but really I saw it as a tourist trap. i will miss the historic architecture and cultural assets like the Chinese museum. The tacky t-shirt shops I won’t miss, and I know they’ll eventually be back – just more expensive than before. I’m very glad the banyan tree survived and I hope they’ll rebuild the old courthouse since the walls are still standing.

When we were there this past Thanksgiving week, we had a great time and our experience was not diminished by the inability to go into Lahaina. I’m not minimizing the tragedy of the fires, and I look forward to Lahaina's reinvention over the next few years, but all the things that draw me to Maui are still there.

We loved just walking down Front Street. My wife and daughter had a few shops they loved going to, always grabbing a dress or something. I loved Cool Cat’s location and the carvers. Off topic, but I’d love to see that particular area rebuild as green space/ponds, all walkable without the traffic.
