Just watched a two bedroom MGC platinum annual go for 6,800 on Ebay. Seller had a good rep. So why so little?

Finger was poised...

I had my finger poised to bid but when it came right down to it Las Vegas just isn't the destination I want to own. I read some posts here about it not being as good a trader or bringing an AC and, IMO, if the economy continues on its downturn, Las Vegas would be one of the last places people would want to travel and it wouldn't be a good resale. It was a no reserve auction but I doubt that it will pass ROFR. Still, I missed a good buy. Better than buyer's remorse, I guess.

ROFR is not a problem

I happened to watch the sale last night and I think you made the correct decision not to buy. LV is overbuilt and you can currently get great deals if you want to visit (Trump was offering a $140 night in an upgraded room with no strings attached - and it is a very nice hotel).

I believe The Marriott unit at Desert Springs that also sold last night - a platinum but EOY, was a better deal for trading.

There is a Marriott Williamsburg unit currently up for sale - the platinum units here are excellent traders with a lower maintenance cost.

I wouldn't worry at all about the ROFR as it appears that Marriott is not exercising their option at ANY price. Why? why should they? Units are not selling and tying up their costly capital makes no sense. A bargain is not a bargain if you have better uses for that money somewhere else.
