A friend has offered to sell us his Powhatan Plantation TS. It's annual, 4/4. He says the MF's are around $650 but on E-Bay all the MF's are above $900. Is he likely wrong or can there be that much variation?

No, they don't vary that widely unless its one of the older "A" frame units - not the 4/4. Most likely he's leaving off taxes and/or reserves and just looking at the operations fees. The total is what matters and if its a 4/4 then $900 is much closer to the real number.

Thanks for the help. Yes, he did leave off the various other fees. I'm going to assume it was an oversight.

That seems awful high... is it, for a 4bdrm/4ba?

It depends, I pay about that much for 2 bedroom at Hilton Head or Lake Tahoe. If it is a four bedroom and a lock out, then you are talking 450+/- for a two bedroom which in these days is pretty reasonable. Maybe someone that owns there can provide a better answer.

I don't know much about that resort but I would contact the resort and ask about any special assessments and taxes before buying. The maint fees are already high so you don't want to be saddled with other high fees.
