Up until a few months ago, I would have said that $3K + closing for an annual white season phase I unit would have been an awesome price, considering no ROFR and access to the JS Marriott hotel amenities. Given what we're seeing and likely to see in these next couple months in lower resale prices, is that still an awesome deal or more the norm? Does anyone have any updates about the negotiations about phase I owners continue to have access to the hotel amenities?

I would still say this is a great price for someone who wants to get into the Marriott system. IMO there is some of the nicest warm weather (80-90s) during that time and its probably the least crowded of all the seasons during the year. In fact I really enjoy going out there in May and June. However you should know that you can usually purchase some of this seasons weeks as getaways for about $600-$700 for the two bedroom unit, less than the maintenance fees. There are usually a lot of studios offered, some 1 bedrooms and a few 2 bedrooms during the white season as getaways. But again there are some weeks during that season when getaways are not available.

In conclusion I would say $3000 for a white week is a great price, especially if you plan on going to the resort occassionally and have specfic weeks in mind when you like to go during that season.
