Maui President's Week Rental

We’re on Maui now for 12 nights. In addition to getting a Sat to Sat Week I also want a high floor like most other folks.

A few somewhat interesting data points as my first visit as an owner. Our 2BR OF was reserved by the prior owner in Feb last year for our 27 Jan check-in, inside 12 months.

Rooms assignments are prioritized by the confirmation date and we ended up on the 6th floor, Lanai corner facing Lahaina tower. Nice room, but is a concern because if I had locked off and rented the studio, the renter could have effectively gotten a Mountain View/parking lot View with wedge view of ocean. I talked to room control about whether a stand-alone oceanfront studio would be given this unit and they said they try not to, but it is possible. If I ever rent it I may list as oceanview, even knowing there’s only about a 20% chance they’d get this column room.

Lastly I told her I was trying to change my Sun res to a Sat, but didn’t want to lose my early confirmation date. She said if I get Sat, then to call and she would add a note to keep my priority based on the original date. Nice to know.

So many nuances...

You shouldn't feel that way because you can't control what room is assigned. I used to feel the same way but realized there really isn't anything you can do and you shouldn't lose out of rental income which you most certainly would if you listed as OV.

I learned my lesson when it happened to me one time when I rented 2 weeks to a customer. I hustled to get him the exact weeks he wanted which you can see isn't easy so it wasn't at 13 months, more like 12.5. As a result he ended up getting low floor OF overlooking the restaurant and he was not happy. I did everything I could to have the room changed to no avail. The renter become very difficult and requested like $2k back. I offered $500 but that wasn't good enough for him.

From that moment on I said I'll do everything I can but accepted that at the end of the day i don't assign the rooms so I wasn't going to sweat it and that really has been the only problematic room assignment I ever encountered so they do a good job to begin with.
