Massanutten resort fees

A few in S and VA, a single resort in NC, MD, PA, and UT, plus Jamaica and the Bahamas
I see this on RCI now for Massanutten resorts.

Service fee is 7.00 U.S. dollars. Cash or Credit is accepted. As of June 1 2021 fee will be $7.00. Bookings made prior will remain $6.50 per bedroom per night.

I am pretty sure they mean $7 per night per bedroom. I am sure they don't mean $7 per reservation. They could mean $7 per unit per night which would be better because even when there is 2 of us I like a larger unit. I emailed the resort and also to find out what the current resort fee is for owners - which is usually a little less per night.

We love Massanutten, but this resort fee has me thinking that it may be time to get rid of our Summit.

That will not be popular with the family.

Personally, I hate the idea of a resort fee. But there is a point where a resort is being a chump if it does not have one and most others do. In my view, we are getting close to that point.

I know this is not a popular view here, but I don't think the Massanutten resort fee is that out of line. I used some of my Massanutten RCI trading points two weekends ago to stay at Diamond's Beechwoods resort in the outer banks for several days. It had a $25.95 per night resort fee (flat fee, in my case for a 2BR). While frustrating, I factored it into my overall costs and decided to pull the trigger anyway. If many of the places I trade into hit me with a resort fee to subsidize their finances why shouldn't the people trading into my unit pay a fee to help subsidize its operations?

In a perfect world or if I had the power to control things, I would end all resort fees. But resorts and HOAs have to engage in commerce and tactics in the world as it is .... not the one we want it to be.

Summit is a place I love to stay at while visiting Massanutten. When I looked at trading value of a unit to purchase, I saw Woodstone and Regal Vistas as offering more value to me. I am sure there is a point for everyone when you factor costs and benefits it is time to throw in the towel. If the Massanutten user fee is the straw that breaks the camel's back for you, I understand.

PS -- I greatly appreciate all of you that complain bitterly about resort fees .... because your complaining about them and in some instances refusal to pay them does add pressure not to implement them or to keep them more affordable.

Replying to this late, but I would rather they just make the resort more points for the exchange than have high resort fees.
I'm sure these have separate line on their budgets, but I think it would be easier to shallow.
I have only done an RCI -Wyndham exchange, do owners have to pay the fees as well?

I have only done an RCI -Wyndham exchange, do owners have to pay the fees as well?
I would too but the resorts don't keep any extra money based on higher point. Owners pay the fee as well. They get a reduction. It's about $4.50 per bedroom per night. Great Eastern, the developer owns the recreational facilities. Owners don't directly pay to maintain them. Up until they started charging those fees, Great Eastern would charge each timeshare owner a $50 per unit fee to use the facilitates. They did remove that fee but for someone who owned a 4 BR unit their MF's were reduced by $50 (but other fees cancelled out any reduction) and now if an owner wants to use his 4 BR unit in addition to MF's he pays $126.

Although fees can be Very high, Massanuttens fee is slight compared to many resorts..I always call ahead before exchanging to double check these "fees" We also own a Home in Massanutten, great place, terriffic skiing

Yes, I know I'm late to this talk, but someone also mentioned Diamond. We used to be Diamond owners, and (unless it changed) we did not pay the added fee. Only traders and others paid the fee. So, it is weird (and frustrating) at Massanutten that owners have to pay this larger fee that far exceeds the fee they originally removed from the maintenance fees.

Oh well, I realize there is not much to do, but it is still annoying. :)
