Does anyone know the details on the Massanutten 2 rentals in 12 months rule? We are doing our first trip to Massanutten - if we enjoy it and wish to return, I see on some rental sites there is a 2 in 12 limit.

Specifically do you know if this policy includes rentals from Massanutten directly? Rentals from Timeshare Owners and 3rd party rental sites like tripbeat/afvc?

"Please be advised that you, or anyone in your party, can only stay a combined total of 2 weeks (or utilize 2 units) per 12 month period within the following group of resorts: Presidential Resort (#1932), Eagle Trace at Massanutten (#2293), Massanutten's Shenandoah Villas (#1645), Eagle Trace at Killy Court (#2650), The Summit at Massanutten (#3640), Woodstone at Massanutten (#5711), Regal Vistas at Massanutten (#C152), Massanutten Mountainside Villas (#0174). This rule is strictly enforced and violations will be cancelled, no exceptions."

I tried searching the archives but didn't find an answer.

I think you will be fine with your rentals. Based on what is in RCI, this looks like a limitation on travel done via AFVC.

“AFVC guest or guests of AFVC members, please be advised that you or anyone in your party, can only stay a combined total of 2 weeks (or utilize 2 units) per 12 month period within the family of Massanutten Resorts.”

That limitation doesn't appear on the Massanutten website (massresort.com). It does show up on the ones that Wyndham runs (afvc, extravacations) as well as in RCI, where it seems to be limited to afvc guests. There are no restrictions listed on the Interval International side for Mountainside Villas. This is likely a contractual limitation between Massanutten and Wyndham specific to the rental side of Wyndham. If you look at the extra vacations going through RCI there is no limitation, though the price might be different. IMHO it's a pretty poorly worded limitation since it doesn't address clearly whether it would apply to just the afvc booked weeks or a combination of sources of weeks.

AFVC? I am STILL considering an annual 4 bedroom contract here. I want to be clear on any little detail that may/may not have an affect on "usage" if I am able to take ownership of one.
