I received the other side of that email last week.

We have had our Waiohai interval listed for sale with Marriott's resale department for a couple of years (we foolishly rejected an offer which would have netted us about $15K for an eoy ocean view unit about a month before the points program was launched).

Marriott now wants our authorization to sell our Waiohai eoy week for "$13,850 or more" and take 40% of that amount as its commission; we would net $8,310 ("or more").

Marriott appears to have lowered its price for a Waiohai eoy ocean view week by about half. Buying from Marriott's resale department is still far more expensive than purchasing resale, but is an implicit acknowledgement that prices have crashed.

What is most interesting is that Marriott's resale department is now apparently competing internally against Spinco, its points sale division. Why buy 6,000 trust points for $55,000 upfront + $2,200/year MF's (about what it takes to reserve a Waiohai ocean view annually during the summer) when Marriott's resale department will sell you two Waiohai eoy intervals for $27,700 upfront + $1,540 annual MF's?

The previous post contains Marriott's "fine print" which states that these resale department purchases are eligible for for enrollment in the Destination Club. That would remove any disincentive to purchasing these intervals vs. purchasing points. What am I missing here?

I'd say it is impossible to get any more money for your week than what Marriott will give you. No one is buying on the resale market, at least not unless the week is in distress and even then, mostly not. I'd take whatever Marriott will offer you, now!!!

I find a few things here to be of particular interest.

Most significantly, most resale purchases through Marriott Resales now seem to be eligible for enrollment in the DC club. This is new. Excluding them from the program while charging developer prices made it next to impossible to sell weeks. Now with the very significant price reductions AND the DC eligibility, Marriott brokered resales are in my opinion quite competitive. They offer easy closing without the risk of fraud, incompetence, etc. and give full benefits of ownership. Most of the current prices are not bad considering what you get and what is important to you. Especially for someone whose current weeks are all enrolled in DC and who wants to add a week, this DC eligibility can be a huge advantage.

I have trouble with a blanket statement that no one should buy from Marriott under these conditions. It is kind of like saying that one should never buy a used car with a decent warranty from a high quality dealer when you could pay less and get the same type of car with no warranty and no air conditioning from a used car lot on the corner. It all depends on the value you place on the various elements you are getting.

THe ability for resale purchaser through Marriott to enroll in the DC points program is definitely a change from a few months ago. Someone posted here on TUG that a resale purchase from Marriott resale dept would not be eligible for enrollment in the DC program. I was so incredulous that I actually called the Resale Dept to ask about that and I was told that it was true. Resale purchasers through Marriott could not enroll in DC points. Obviously they have done some serious backtracking on that.

Interesting...the Aruba Ocean Club 1 bedroom Gold Season at $18K is not a reduced price. I don't have their current price list, but would guess it's simply developer pricing.

It may have something to do with the fact that they are still selling weeks in Aruba.

This is interesting -- and this is a very smart thing for Marriott to do, in my opinion (if these are available for DC). Please refer to the Marriott Points spreadsheet link -- and compare the DC points to some of the weeks available for sale.

There are some "attractive" points opportunities here, as an example, if you wanted a Waiohai Platinum 2BR, sometimes to visit, and sometimes to play with points. Same with Ocean Pointe..... You're paying more than for a pure resale, but you have the option to play with points, if that's your preference. Interesting stuff....

I have previously speculated that these new terms and prices might be part of a concerted effort by Marriott to get out of the resale business. If that is the case, then Marriott is probably not taking new listings and they may not have any Manor Club listings left, especially if they made buy back offers to Manor Club owners like they did for Sabal Palms (and presumably other) units earlier this year. The Resale Group will undoubtedly be part of Spinco, and Spinco may not want to be distracted by that particular piece of the business.

Has anyone checked to see if they still taking new listings?

They are, and they don't seem to care whether the unit was purchased developer or resale.

I agree with your previous post (and GregT's) that this substantially increases the benefit of purchasing from the developer (or the developer's resale department) -- enough that purchasing from the resale department may sometimes be the right answer.

But if the resale department is to be a part of Spinco, why is it competing with the Spinco division that sells DC points?

Notice a pattern? Marriott Resales still asks roughly three times what private sellers do. And what do you get for paying that extra?
I can't see any reasonable scenario that would make Marriott Rewards points (by exchanging a Marriott resale week) or Vacation Club entree worthwhile when you start out by overpaying like that.
