marriott week resale prices

i was very proud of myself, for purchasing (4) Marriott Desert Spring
Platinum 2 bedroom lock off weeks for $6,000 each, (3) yeaars ago
savings off retail of about $80,000 total for all (4)

I looked tonight at ebay and redweek. I was shocked.

is a Marriot Desert springs Platinum 2 bedroom lock off
really only worth $3,000?

i love my marriott Desert Spring Platinum weeks
I book them 13 months in advance for each march (prime season)
i lock them off
i get (2) two bedrooms at great resorts
marriott waiohai Beach club
etc
etc

But i am still shocked!

is the value of Marriott Platinum weeks basically nothing?
is it the perception of the marriott Weeks systems?

It could be worse. We bought a resale gold Grande Vista four years ago for $7500. These go for less than $1000 these days.

Marriott Manor Club - 3 weeks platinum, 2 weeks at Marriott Beachplace Towers, and 1 week at Marriott Canyon Villas
If you want to feel better, think of all the buyers who paid full retail by buying direct...like me. At least I got a few million MR points out of he deals but my $14000 Manor Clubs and BeachPlaces are pretty worthless now. I didn't lose that much with the recession and what I did lose on the stock market has regained sufficiently to be now worth more than pre-recession. The timeshares won't recover in my lifetime, but at least I bought where I like to go.

If you want to lose more, join the DC club and buy some points. Don't you just love Marriott...you trusted them and they dumped on you.

I hope you don't compare resale prices of current market and 4 years ago market.
Things have changed so much - economy, customers' preferences, New DC points system, etc..

I'm one of those who purchased two very expensive developer weeks from Marriott years ago (before I knew about TUG). I still cringe when I think what I paid.

This year I took advantage of the low resale prices to add three more Marriott weeks to my collection. If I think of my purchases in the collective, the average price comes way down and I don't feel so bad.

It could be worse you could have bought a no name unit and it be worth less than zero because you can't even give it away. At least most Marriott plats hold some value.

Another positive of your Marriott ownership is you're always be able to sell even at a reduced price.

I remember when I first thought of buying TSs many said don't pay the extra for a Marriott. I always loved the product so I ended up paying the extra and so glad I did even though my resale value has gone down.

I say this because I still have great success renting and I know I'll always be able to get some resale value and not get stuck with an albatross that I can't get away from in an emergency without defaulting on my ownership.

It sounds like you've aleady had a very good return on your investment so why worry about the resale value and just continue to enjoy your ownership and know that even though your resale value has gone down it still has some value if you ever did need to sell.

I paid so much for 2 Plat Plus in 2008 that I'm embarrassed to say how much they were. However, between the Reward Pts, the rental income, the fair-market usage value I've had, I've recouped over 25 percent of the cost including maintenance fees. That is a lot better than the bath I took on my Florida condo I bought in 2004!

I agree with the other responders. Overall you are still in a very good position since you bought them resale and saved so much compared to retail, and you are getting very nice trades.

We bought Desert Springs Villas I resale and are very happy with it. We purchased others directly from the developer before we knew about TUG (in fact, TUG may not have existed in the mid-80's, not sure), and even with those we got more than our money out of it with the nice vacations and memories we have gained over the years.

We are staying at Desert Springs I this week and the units are very nice. The interiors have been completing redone and the exteriors are in the process of being painted. Upgrades to the pools, etc. Overall very happy with our purchase and looking forward to many many more years of vacations.

One thing to keep in mind when comparing prices between then and now. Many of us paid developer prices on our units years ago. I have about $60,000 spread between two developer units. However, many of us received large amounts of incentives which included no maintenance fees for a year or two, hundreds of thousands of MRPs and other "pre-construction" perks that recent buyers do not receive.

I too bought resale units which are currently underwater compared to recent sales. I simply don't care about that. When I purchased the units I never had the idea that I was going to sell the units for what I paid for them. With Marriott ackinowledging that over 50% of the retail prices went to marketing could anyone really think that they are going to resell their unit for more than retail? A few have reported here that they sold their units for more than they paid but for most of us, we purchased to have a vacation lifestyle, not as an investment.

The point of it is that everyone should get enough personal enjoyment out of their timeshare purchase to justify the price that was paid. You will be unhappy if you have any other outlook.
