marriott reservation question

I am new to owning Marriott and I have never traded in II.

My question. When making reservation at 12 month window, will I have more luck reserving the week I want since I am reserving a 3br intead of a 1 or 2 br.

I guess I would assume that 3br is not as good for trading into II as 1 or 2br units.

Is this good logic?

Your inquiry, based on this quote, appears to have to do with reserving at your home resort (12 month window/more luck/reserving week I want) rather than trade power or trading strategies with II. What is specifically that you wish to accomplish?

I'll give you an example: At our resort, NCV, we only have 2BR non-lockoffs, so I don't have lockoff issues to deal with, but work dillegently to reserve the "best" weeks in gold and platinum season at the 12 month mark. For us, that's Easter for gold and summer (July/August) for platinum. These reservations give us the most flexibility as they command high rent, have good trade power in II, can be exchanged intra-resort if needed to consecutive/concurrent weeks and/or occupied. We also have always received a bonus week from II for any deposit outside of flexchange.

As mentioned, each strategy is specific to where you own and what you want. Don't be shy :)

I own grande vista plat. Accually I am planning on not trading my week through II at all. I was hoping to just use my home resort and possibly exchange using the Marriott Florida Club program. I was just hoping that I would not be competing to reserve my week with others that were reserving prime weeks to deposit in II and trade.

I do not have any problem with owners reserving any week they want to use or trade. I was just hoping that I was not competing with that later.

I misread your questions the first time. So I will try again. I would reserve what you need. If you only need a 2BR then lock off and reserve the 2BR and studio. You can deposit whichever one you don't want. Or you can reserve the 2BR at MGV and then reserve the studio at one of the other Florida Club resorts or vice versa.

Grande Vista is a very large resort, I am a gold week owner and had no problem booking Memorial Week for 2009. We didn't call right at 9:00 at the 12 month mark. With the large number of units here, they don't tend to get snapped up real fast. Also MGV doesn't have a real long plat season where tones of owners are all trying to reserve those few prime weeks.

That is good to know..

After learning that folks with multi weeks have 1 month advantage ( 13 instead of 12) I was a bit worried that I was not going to get my first choice if I reserve at 12 month window.

Yes, those who own multiple weeks can reserve at 13 months, assuming they reserve at least two consecutive or concurrent weeks. However, a maximum of 50% of the available weeks in any category (e.g., 3BR) can be reserved before the 12-month window. So you'll have at least 50% of those weeks to try for when you call.
 
And just to address the issue of unit size when trading into II, as posted in your original question: for trading purposes, II considers resort, week reserved and unit size when determining trade value. Unit size is a big factor, so your 3 bedroom will have much better trade power than your 2 bedroom or lock-off portion. Thus, if you want to trade for a hard-to-get location, especially at peak times, trading your 3 BR and asking for a 2 BR in exchange will move you up on the list. You may want to use this strategy in the future if, for example, you are looking for a prime Hawaii week, a Caribbean winter beach week, prime ski weeks, etc..
 
If you hope to get another 3BR using the Florida Club option, I would just book a good week and NOT lock off at this time. That is just added expense. When you get to within six months of the week you want, then you can call Marriott and change your reservation into the new resort. Other than Grande Vista, only Ocean Pointe has 3BR units within the Florida Club.

If you plan on only using the 2BR portion, then follow dioxide's advice. Added to dioxide's comments: You can book that studio mentioned at another resort like OP or BeachPlace and rent it out to help cover your maintenance fees.
