I am interested in buying a Marriott resale week. When looking on redweek for example, how do you know if these realty companies are reputable? Most seem to be offered by brokers. What are the closing costs and transfer fees Involved? Any purchase recommendations appreciated. Thanks!
I have 12 resale timeshares, and have used Preferred timeshare resales, Paradise Timeshare, and RedWeek. All have been great, and the two brokers helped me get the best deal. RedWeek full service sales are also great, you just have to do a little more work and they don’t look at other weeks for you to help you get a better price, they just sell you the week you contacted them about. I never get title insurance, just look at the county recorder to find the deed, and your title company looks it up too, I’ve never had a problem. It’s a lot of money to pay to mitigate a small amount of risk. Once you talk to the brokers you will either feel comfortable with them or not.

I was also thinking about buying Timber Lodge resale. If I bought a high week do I have to book a full week when I use it, or could I book partial weeks? We have a Vistana Nanea timeshare and are accustomed to being able to book a few days at a time instead of a full week.

With a Marriott resale week you can only book your home full week or trade it in II. Resales in Marriott have no option for points. Your Nanea comes with the Vistana points option, which allows you to book less than a week. With a resale Marriott you only have a week, no points.

How you figure the transfer fee on a Marriott resale week? I have found a fair amount for a points transfer but nothing on week purchases. Trying to figure, if I purchase a Marriott Maui Ocean 2BR for 30-32K what additional fees would be involved. I see the following, but don't A) understand what BI represents and B) how do you figure?

The transfer fees you noted above only apply to resales of MVC Trust points. BI stands for Beneficial Interest. A Beneficial Interest is the unit of ownership for Trust points. Each Beneficial Interest is worth 250 points, so if you buy 1,500 points you are buying six Beneficial Interests. The posts above outline what the transfer fees are for weeks.
Thanks again. Yes, 2BRM Towers....seems now the only decision is coming down to fixed or floater. I am just a little worried about the floater and getting in during the summer and the difference of having a fixed unit.
Fixed vs Float is a hard choice. Higher price for less risk, but also more constrained Usage.
One other consideration, if you are thinking about 2021 summer usage you will want to buy your floating week soon to be ready for the 12 month window this summer. Also, if you buy now ask whether the owner has already reserved a week. If not the summer week you want, you will have to call in at 12 months to change and it puts you behind the folks doing it online right at 9am EST.
