Can't confirm the amount, but remember that taxes are billed separately and not included in the MFs for resorts in California.

I was looking (looking, not buying) at this ebay listing. http://www.ebay.com/itm/2BR-MARRIOT...Timeshares&hash=item35bb1c6cc0#ht_2271wt_1262

It is EOY, with annual MFs of $451. including taxes. That seems a bit low to me. That's only $900. in MFs for a Platinum week in a 2 bedroom. Is it real or fake?

This seller has tons of timeshare listings, and as such may not have all the exact facts on every resort. It's common to see errors in Ebay listings.

I don't think it's a fake, but I do think it's a mistake. Lucky you're sharp enough to know that the fees are wrong.

Others have mentioned that Real Estate Taxes aren't included in the fees, so that may be well worth investigating as well.

My MFs at NCV for the two units I unit are not the same because the taxes are based not on an average price but on the sale price for your unit so my MFs for the 2 gold units I own are about $75 different.

Actually, That sounds about right. We own 2 weeks there and that comes within ballpark range of our payments. As someone else mentioned ... the property taxes are a separate bill that is issued from the county, so you can tack on another $200 or so for that alone.
