I'm looking to buy a MOC 2bd floating week timeshare in the Molokai, Maui, Lanai buildings, but never owned a timeshare before. I have a couple of question at this point. The unit I'm looking at has a booking in 2025 that I would take over. I'm certain that I can't go that week. Does anyone know how easy/hard this would be to move dates in 2025 after purchase and rough fee to reschedule a date that's already booked? Also how hard is it to get bookings if I'm not Right at the 12 month booking, let's say like 9 months out? I'm sure I'll have a few more questions , but any assistance with these questions would be appreciated.

I certainly wouldn't count on being able to move a 2025 reservation at this point...though you never know for certain as people cancel all the time.

I was in a similar situation a year ago at Kauai Beach Club and just rented out the reserved 2024 week on Redweek. As I wrote, it isn't certain that you won't be able to change dates...but I'd make the decision to buy (or not) assuming that I would have to wait until 2026 to use the week.

Can you have current owner change 2025 dates for you now, if available, and move the revised resy to you as part of the purchase? If not able to change it now, that will tell you a lot about your likely ability to do so later.

Often resales (especially Hawaii with so many overseas sellers) are done through an intermediary, even POA. Seller just wants to transfer, and is wary of ancillary transactions (possible payment of fee, etc.) prior to close. The issue may be less about availability of the unit, than it is about availability of the seller.

FWIW, it likely won’t be in your account until March/April if you close before end of year.

Also, if they didn’t disclose, there’s a final $600 special assessment on 2025 MFs, which haven’t been published yet.

Rental may be your first choice, but given the weak market, you might considering locking off and depositing in Interval if it’s in your MVc account at least 75-90 days before your reservation date.

You might find this useful…

I've encountered this where I purchased a unit that had a week reserved, and I personally could not use it. The nature of timeshares being what they are, it's unlikely you can get the week you want for personal use (in 2025) therefore your options are either 1) don't take 2025 usage or 2) buy 2025 usage and then try to rent the week.

Personally (and as noted by others), I've found the Maui rental market to be very weak (at least it was in 2024) and too early to tell about 2025. But if the reserved week is a good one, perhaps you can rent it out to someone else, and then rent what you want for your own trip.

I'm sure this has been discussed on TUG and I missed it, but I don't know if it makes sense to own Maui timeshares right now. There is so much turbulence (in many ways) that it may be worth letting things settle.

I still love Maui -- still my favorite -- and my heart breaks for the locals and the changes in circumstance. I've been multiple times since Aug 2023 and there is no denying that it is different. Fingers crossed for stability.

Best,

Greg
