Our family really enjoys the resort Marriott Lakeshore Reserve. We have discussed the last couple years buying there so we could stay there every year. However, the listings for the resort indicate that the dues for a 2 bedroom are now over $2000 a year. Are there some special assessments going on at the resort? Maybe the dues will go down in the future?
The resort asking price is about $2500 but if the dues continue to go up then I can't see the resort worth anything?
Thanks for any input as to what is happening at the resort,
Bill

Yes, the dues have increased. My guess is I'm having to eat the high costs because they haven't built additional buildings and there are fewer units to spread the costs across My dues are now over $2,178 for the two-bedroom DELUXE (which locks off as TWO - one bedroom units instead of a one bedroom and a studio). We usually lock off and trade those two one bedrooms for two bedrooms during Thanksgiving or Spring Break in South Carolina... which means I'm paying roughly $1,100 for each two bedroom. Some years, we have traded our one-bedroom Lakeshores for two bedroom units in Orlando (other Marriott locations) and used the second on-bedroom at a beach location in South Carolina.
These tricks have worked great over the years, but I'll admit the availability in Interval is not what it used to be. Note we are usually trading "down" seasons to score the beach locations in November or March.

I believe "Swice" is correct as the resort never built out to full capacity but owners have to make up the difference for having most of the amenities of a full size resort.....which is what makes it so nice (i.e. it is so small and the pools etc... are not crowded). I think it is a close call on owning as the cash price is almost as cheap as the maintenance fee and I have been able to get...Getaways there for a lot less. This year 3 days prior to check in I cancelled a 1 bedroom cash reservation because there was a 3 bedroom that just became available via Getaway for $900 for the week I wanted.
