Marriott Kauai unit trying to rent on Redweek

Hi,

We own several Marriott deeded weeks and have never had a problem with renting them on redweek if we cannot use them. However, we have 2 units (different dates) at Marriott Kauai Beach Club in February and have had no inquiries. Is this because of the resort or because of the dates in February ? Or is it because there seem to be many more listings on Redweek compared to prior years.

There is a thread that has been discussing the slow down in rentals this past year:

Be prepared to
use the reservation yourself
drop your price
change reservation to later dates
deposit to Interval, 60 days or MORE before the check-in date of your reservation. (typically your last option if you have a high-demand, high proceeds reservation).

I thought I’d read that Redweek had increased the fees they charge to renters, which makes listings more expensive but not in a way that’s obvious to owners trying to rent out their weeks. So you might look into that, if it’s true then you might consider lowering the price so that the renter’s total cost is competitive.

Many folks are too greedy on what they'd like to obtain for rent. Drop your asking price and it's likely you will rent them.

Another option is to deposit them into Interval International and then have up to two years to use them elsewhere for yourself.

Redweek did away with verified and now only uses verified and protected. There are fees added to this on top of what is being asked. Most people are not dropping price to reflect this. I had a 3 bedroom reservation from 5/25-5/30 that I reserved using points for rental. I tried verified and protected and put in the body of ad "if you want to avoid fees, contact me directly at and I give my email address. It worked. The real key is building a rolodex over time of past renters.

The rental market has become saturated with a ton of points reservations being rented on Redweek. Revenge travel is over, and while the economy is still doing well in general demand has dropped accordingly. The couple of weeks a year I rent out are down over 20% in "revenue" for me this year, and they rented later (one about seven weeks out...normally it's like four months).

As noted, drop your price to be near the bottom of the listings. Also as noted there are some absurd asking prices out there.

There have been negative reviews on that particular resort after Marriott lost the management of (some?) of it. Negative reviews will certainly hurt any resort.

I have been very unhappy with the need to pay for verify/ protect because Redweek customers seem to expect it, but they have no idea what it's costing them. If you paid for that service, you should have gotten some advice from Redweek on setting the price.

If you didn't pay for that service, many of the RW customers will not rent from you without it. I listed several different resorts I have historically been able to rent without V/P, and I get inquiries saying, "How can I rent it with Redweek?"

I just got a new email from a RW member yesterday and tried to explain that the add-on cost makes it much more expensive. She didn't rent from me. Maybe she will contact me again, but she was sure I would allow her to pay through RW. This is a 3 bedroom unit for a spring break week in a very popular resort area that is attractive to families. There is very limited rental inventory for this particular resort.
