Here is a Marriott Grand Chateau 2BR unit that is commanding a premium on eBay - over $14K. These units had been selling for between $10-11K recently. Could this possible be the difference using a reserve price auction vs. a no reserve auction? WOW!

That is a WOW! Seems odd under these market conditions but I'm not sure it's because of 'reserve vs no reserve'. I've seen quite a few of these not meet the reserve price, get re-listed and then sell for what you'd expect..around $11k. It would also seem that the seller has set quite an 'ambitious' reserve price based on historical sales.....makes me suspicious of shill bids.

Why? It could go higher.

I agree, but at 12 hours before the auction closes you cannot make changes to the auction. Just before that occurs, I personally would lower the reserve to make the "next bid" meet the reserve.

If this unit does not sale, chances are that the owner will have to relist without a reserve and sale the unit for a much chaeper price as suggested above.

I'm seeing somewhere else a 3 BR Every Other Year GC property listed for every other year. Sounds like a good deal, but wondering what others have seen 3 BR EOY's go for at Grand Chateau? It is platnium

The auction did not meet reserve. IMO this seller made a big mistatke by not ending the auction early.

It most like was shill bidding as mentioned above.
