Just reading through Board minutes it appears there will be a $25 per night fee on non owner reservations! Starting Jan 2025.
Even owners who exchange back in look to be subject.

More details will be published Jan 2025.

Seem pretty confiscatory to me.

Looks like Marriott (at least this location) is doing what almost everyone else has been doing for a few year - having a daily fee of some kind. As much as I hate it, two of our resorts charge them. I feel bad about that, but at least you get free bikes, beach gear etc. I really dislike paying the fee for something like parking or sometimes for nothing at all. It isn't like there is much of a reduction in our maintenance fees.

My three favorite desert resorts - Marriott Desert Springs, HGVC Palm Desert (Embarc), and Westin Desert Willow. Two down, and one to go. The last one is also owned by Marriott, so that will likely come sooner than later.

Can you post the minutes here? Other resorts have instituted similar parking fees for cash and Bonvoy based stays. They don't typically apply to timeshare based stays. Both owner and exchange reservations. Westin Desert Willow has long had a parking fee, which only applied to cash and Bonvoy based stays.

We don't know enough details about this location. If they are going with the parking fees like they have been at many other resorts, they don't apply to timeshare based reservations. I think Grande Vista reported that it would save owners about $35/year on their maintenance fees.

You made me go back to read the meeting minutes. I refuse to pay it if they try to pull this one over me. We have 4 weeks booked there in January, 2 weeks through II exchanges and 2 weeks through MVC points. We own 2 weeks there and a bunch of MVC points.

Thanks. I think the details are in the bolded part. Where it refers to "transient rental guests". That wouldn't seem to apply to home resort or exchange based stays.

of a daily parking program, which permits the Management Company to impose a per night/per vehicle charge, as determined by Management Company, for designated transient rental guests in occupancy as determined and identified by the Management Company, all in its sole discretion

We own at Desert Springs II and my reading of the minutes leads me to believe that the parking fees will be just like those initiated at the other MVC locations; that is, it will not apply to Marriott timeshare owners who exchange into the resort.

It probably won't even apply to non-Marriott owners who exchange into the resort.

I don’t think it will apply to any ownership reservations, and that includes exchanges in via II (because those are ownership reservations being used by the exchanger) or Abound. They will only apply to cash or Bonvoy points reservations made via Marriott (hotels), and Encore Package reservations. This is the same as they’ve done at many other resorts.

Ownership stays include parking contractually I think, I don’t believe they can start charging for those.

So I really don’t think it’s a big deal.

I'm off topic here, but I'm wondering about something.

We've owned at DSV2 for 20 years and have visited many times. In the past, there was typically some type of free evening get together with some sort of treat. I remember nachos and beer, wine and cheese, and on occasion a cookout with grilled hot dogs.

On our recent stays this year (we picked up a few summer weeks as ACs or cheap getaways), we didn't come across any such event. Were we just unlucky, or is this another cost cutting measure?

(And about parking fees: look on the bright side. Unlike the airlines, timeshares haven't yet figured out how to charge for luggage.)

I recall a social event at Desert Springs when we were there earlier this year. It was outside the Shade activities center in DSV2.

Certainly at another of our “home” resorts, although they don’t charge for car parking” they define “Transients” as cash or Bonvoy bookings.

Transient rental guests would not seem to apply to any stay derived from an owner reservation as other resorts have done.

That being said, MVC always leaves things vague, including the sole discretion clause, so they control everything. No different here.

We were there in late October and yes there was a social planned. We looked forward to going and when we got there we were the only ones in attendance. We stayed for the planned hour, enjoyed the snacks but we were alone except for staff who talked amongst themselves never to socialize with us. Oh well, it was off season!:)

We stay there for a month every winter for the past 10 years and have never attended a social. Maybe we will look out for it this January.

It seems that MVW can also keep a portion of the fee to cover their costs associated with administering the new charge. I suspect it is at least 10% of the fee. So they won't miss out on their management fee portion of any maintenance fee savings that the HOA sees.

Hoping that "exchange into the resort" also covers II Getaways and ACs.

The trend for several years on the hotel side of the industry has been towards more and more daily fees including parking. If at DSV this only applies to "transient" guests using cash or Bonvoy points, what are the chances that this new thing is a Marriott, Int'l thing that has nothing to do with Marriott Vacations Worldwide (except that MI has directed MVW to note it so that it doesn't come as a surprise if someone has only looked at info issued by MVW?)

It usuall does. So far I am only aware of one Marriott property that treats owners and exchangers differently when it comes to parking fees. That is Beachplace Towers. Owners staying at the resort on their home resort ownership don't pay for parking. Pretty much everyone else does, regardless of their ownership.

I got a welcome email from Lakeshore Reserve for our upcoming stay in a few weeks. Right at the top was the following information.

Be Advised:
Starting on Wednesday, January 1st, 2025, parking at Lakeshore Reserve will be available for a daily fee of $25 per vehicle, applicable to rental reservations only, with a maximum of 2 cars.

While I don't necessarily have a problem with the rental fee for transient rental guests. I do think the $25/day is excessive.

I am sure that sales will spin this to new prospective buyers about how they won't have to pay the fee if they just buy a bunch of points.
