Marriott’s Right of First Refusal Question

I will be purchasing resale and have a question about ROFR. It looks like this should be completed prior to document preparation, search, tax verification, etc. this way the purchaser is not out of pocket any fees if Marriott decides to exercise their right.
Has this been everyone’s experience?
Just want to know what to expect..
