Marriot MCV question!!!

I just received the closing documents for my MCV 2br/2ba LO Platinum. When I bought this I was assured I was buying a LO unit. The deed lists only one unit, 2701 week 15 for inventory purposes. When I called Marriot owner services, they couldn't tell me if this was a LO unit, and said that you request a LO unit when you make your reservation, and there are no differences between the units, all units are two bedrooms and are sold that way. My SDO LO unit deed had two units listed on the deed as it is also a 2br LO.

My common sense tells me that if I buy a "Non-LO" 2 br there is a chance I won't be able to LO if I want to. Does anyone know this resort well, and can you tell me if I do need the LO unit listed on the deed? I don't think the member services person I was speaking to knew this resort very well.

First, congratulations on buying at MCV. It's a fine resort - a great place to vacation and a good renter due to the relative lack of top-tier timeshare resorts in the area.

I encountered the same issue this spring when I purchased my second week. It is true that some of the newer buildings are non-lockoffs, with two queen beds in the second bedroom. According to my sales rep, the vast majority of all owners have not been locking off their weeks. So they have done this to make the resort more flexible for owners, especially those with large families that would benefit from the extra bed.

The story I got was that more than half the total units at build-out will be lockoff. More importantly, there are not two separate pools of owners that own either lockoff or non-lockoff based on the unit assigned number assigned on the deed.

In your closing paperwork you will note that the Quality Assurance Checklist and the Governing Documents both refer to lock-off use rights. The Governing Documents also make clear that there is no guarantee that an owner will be able to confirm a reservation for a lockoff unit, based on numerous factors including availability and volume of owner usage of lockoff units.

What I've also noticed is that both of my units are listed as lockoff on both the MVCI and II websites, so there's no change there.

What it will come down to is supply and demand for the given week you are trying to reserve for. Those who are able to reserve first will get a choice. It's just as likely that those trying to reserve units with the extra bed will go away disappointed, not those trying to lock off.

In the end I think it enhances the resort, especially since the units at MVC are not the largest to begin with. The extra bed makes a huge difference when six people are sharing a unit - those sofa beds are none to comfortable! It appears to be similar to what they are doing at the new Lakeshore Reserve in Orlando, by the way. There, each size of unit for purchase (there are three) comes with lockoff version and a non-lockoff version with two beds in the second bedroom.
