whew! just won the ebay auction and have a few question since its my first foray into marriott (have 3 weeks in hgvc and 1 week in hyatt).
1) has anyone ever purchased from redweek4less on ebay? lots of positive feedback. my concern is that the closing time for hawaii runs long and should i place a neutral feedback on ebay at 90 days so i have some recourse if the purchase bombs.
2) redweek4less "guarantees" a clean title, but not sure what that's worth. debating on purchasing title ins (499 extra) as well. thoughts?
3) how long for marriott to exercise rofr?

Hi there! Just wanted to chine in to offer a bit of info. I won a Ko Olina 2BR EOY on E-bay also. I paid for it on 12/10/2011 and by 2/16/2012 I was in the Marriott system, all business said and done. Once the proper info has been sent to Marriott by the closing agent it will take only a week or less to pass ROFR(that should happen shortly after the funds have been paid)......and my opinion is you will surely pass! Also, I did not purchase the title insurance.

Congrats on your purchase, that is a great property! Welcome to the Marriott Board...

Unfortunately, I don't know redweeks4less and can't comment. I'd pass on the title insurance though, but would ask to see a copy of the estoppel letter to make sure fees are paid and no lien on property. I also wouldn't put any feedback on eBay in anticipation of the long close, because it could also go smoothly.

I'd keep you up-front low and make sure you see the estoppel letter before final payment - others will chime in too, especially if there are issues with this seller.

how can you tell if mountain view?? i just saw beach/ocean under type on top.

I knew I would miss something obvious and I didn't see that. However, normally with that company they broadcast it clearly in the title when it's an OV. When it's not an OV they bury it. If it is OV I think it's a very good deal. The last 2 bedroom sold on Ebay for $11k so less than half that is good.

The auction indicates that the it is deeded unit 2631 -- which I believe is a Mountain View unit. I'll look through my files (and through old TUG threads) to see if I can find the "code" -- but I do also believe it is a Mtn View.

There is another thread where the low eBay auction in 2011 was $3,650 (by our own Jhac007) and the high eBay auction was $7,000. There have been a number of reported Mountain View EOYs at Ko Olina in the $4K range so you are perhaps a little higher than the recent closes.

However, only you can decide if it is worth foregoing your successful bid on eBay in anticipation of another EOY auction coming along at a lower price.

Just for clarification, you can get an excellent view with a mountain view unit. There are a number of units on the ocean side that are sold as "mountain view units" because they are not directly facing the ocean.

I too was interested and watched this auction. But, because it was not listed as an Ocean View, I just assumed it was mountain view and decided not to bid.

Congrats to the buyer. It is still a fair deal at a great resort.

This was a mountain view. I watched it and asked the seller via email. He responded that it is in fact a mountain view. Even so, as Greg mentioned it seems like a reasonable price, not the lowest but reasonable. Good luck with the remainder of the process.

been watching ebay for long time, and for a mountain view, it is not that "great" price.
I would wait and search for better price.
Plenty of deals are popping up for mountain view.
Also, seller is notorious redweek4less.

All the units are in the Kona Tower - Poolside West
Any floor, units 01, 03, 05 & 07.

Obviously the higher the better.

thanks all! mountain view it is. i emailed the seller and he confirmed it within the hr. and he was nice enough to refund payment to my credit card right away. if the maine fees are the same i'd prefer ocean view (though the pix above is a gorgeous view. thought i had a steal, but will have to wait again.

Go to redweek and make offers on every EOY OV unit. If you offer $5,000 on every single one I am sure you can end up at $5,500 on one of them. Here is one (no affiliation) asking $6,350. Offer $5k. GL!

I'm glad the seller agreed to a refund. I regularly monitor eBay auctions for Marriott timeshares in Hawaii. That particular seller (redweek4less) seems to routinely omit the view category from this listings. This practice is annoying at best and deceptive at worst. He will respond with the view category if you send him a question.

In another thread, I posted a summary of eBay selling prices at Ko Olina during 2011. You can use those prices as a guide for your purchase.

This is what I did to buy the Starwood - I waited until an eBay auction closed on an annual and then offered 55 percent of the price to the EOY owners on redweek (and sent the link to the eBay auction). It felt a little Don Corleone-esque, but I was very very polite in the approach (I really was). I hope you get the Ko Olina you're looking for!

thx, we go ever year to oahu and as the kids get older it will be nice to be able to book 12months out for breaks. plus its so close to aulani at a fraction of the price
